i believe its because they have some kind of restriction on the density of the land area. dawson surrounding not so many hdb flats unlike limbang.
it more likely due to it quite near to air base?

There is a height restriction for flats in Choa Chu Kang. Situated near Tengah so no way they can build any higher. For its price and proximity to the MRT, pretty certain its going to be at least 12 times oversuscribed or more!
oh u forget , there is park near by too! pretty nice place over there!

Gentle Reminder of Sunshine Court BTO a year ago....



Sunshine Court in Choa Chu Kang met with a warm response with 2168 applications. 515 applicants will be vying for 164 studio apartments as of 12th January 2009 at 5pm.. The new 3 room flats that HDB have reintroduced into the market after many years had 289 applicants for 117 flats. However, the most oversubscribed ballot was the 4 room flats in Sunshine Court, 1364 applicants for 171 flats. That is almost 8 applicants to a unit.


A property agent H88 spoke to explained that the indicative prices of $202,000 - $236,000 made 4 room flats in Sunshine Court especially attractive in an overheated property market, "With many priced out of the resale market during the property bull run in 2007, buyers are turning to new flats offered by HDB as these are reasonably priced, require lesser cash over valuation and little renovation costs". The agent declined to be named.

Punggol Regalia pulled in a total of 2060 applications for its 4 and 5 room flats. 1458 applicants will be vying for 546 4 room flats while 602 applicants will be trying their luck for 183 5 room flats. The Punggol Regalia has been touted as one of the better choices in Punggol owing to its proximity to Punggol MRT station.


Its only day 2 and its already 5 times oversuscribed.... Maybe 15 times for Limbang with these escalating prices?

Its a matured estate and the price is low compared to dawson? For the price you are paying in dawson, you can buy 2 flats in CCK

As of 8am this morning...

the 4 roomers are already 6.5 times oversuscribed..... this is only day 3.....

it shows a lot of ppl. are very desperate on getting a flat (esp. 4 room and above)...esp. young couples.

upcoming Feb BTO at Woodlands & Punggol with 1500 unit will help quench the thirst.

no one knows for sure but u can check out www.h88.com.sg. they have reviews of the previous punggol btos and locations of those plots of land already taken up by btos. Don't think it will be near the mrt as they are all used for btos already. Esp the Punggol sails and ripples released recently which were near the mrt.

I guess there is only one thing you can start doing......

Start praying fervently or start looking at other options....

Hmmm just pray for good queue number!
Other hdb developments also like that and they only release so little...
Unless u can afford private property, doesnt look like there is much to choose from!
