DBSS project Pasir Ris One to be launched on Friday

SINGAPORE: The latest public housing project to be sold under the Design, Build and Sell Scheme (DBSS) will be launched on Friday, April 27.

Pasir Ris One is also widely believed to be the last DBSS development, following the government's move to suspend land sales for such projects last year.

The 447-unit development, located at Pasir Ris Central, comprises 3-room to 5-room units.

A 5-room flat with a floor area of 105 square metres has an indicative price of between S$650,000 and S$770,000.

Pasir Ris One is a joint development by SGX-listed SingXpress Land and Kay Lim Holdings.

Executive director of SingXpress Land, Chan Tung Moe, says the project stands out for its emphasis on design.

DBSS projects were launched in 2005 to cater to the sandwiched class of home buyers, who are not eligible for the Housing and Development Board's Build-To-Order flats, but find private property too expensive.

The income ceiling for DBSS flats is set at S$10,000.

But the relevance of DBSS projects has come under question recently, after the income ceiling for BTO flats was raised from S$8,000 to S$10,000.

巴西立私人组屋明天推出,售价每平方英尺平均639元,三房式卖39万至49万,四房式55万至67万,五房式65万至77万。

这个名为Pasir Ris One的私人组屋(DBSS)项目,有447个单位,位于巴西立中路和巴西立第1通道,距离白沙地铁站约一分钟的步行距离,周围的设施还有白沙公园、伊莱雅购物中心及海星天主教中学等。

公众可从明天起可到现场的示范单位参观,并选择在现场或在5月2日之前,上网申购单位。

The key attraction beside just being next to Pasir Ris MRT has to be the design. Really very condo-like and pleasant-looking. Of course the price is also quite condo-like!

However, I felt Pasir Ris is still a bit lacking in having a proper mall to serve the growing residents (esp. with so many new condos, BTO and DBSS sprouting).

There is however still a few parcels of lands around the MRT to support at least one more mall (like Tampines Mall, Century Sq and Tampines One), or maybe even mixed commercial cum residential project.

Higher price than Pinnacle recent SOBF for very high floors 5rm units. In 5 years' time, which will appreciate more?

i remember watching on TV that resident living near to the rail way track got noise issue.
and this P1 is so much closer. wouldn't it be louder?

If this Pasir Ris One is almost same price as Trivelis, does that mean that Clementi DBSS is a good buy? since Clementi is much nearer to Town area..

Near to MRT for sure is very very noise.. as each time the MRT pass by your block, your friend on the line will able to know..

Few mths back went to Ghim Moh Valley to view their block & we can hear the MRT passing by even in the broadday light..

Imagine in the night..
So what time is the last train move??
If you're early & light sleeper you'll sure go crazy!!!

So many people said that buyers for Trivelis is crazy.. so does that mean that buyers for Pasir Ris One is even more crazy??

For Floor plan not so good too

No offence, but i think buyers of the recent dbss projects in the past couple of years are also quite . Don't think it applies to potential buyers of Pasir Ris One as well.

The likelihood of getting a unit there is like striking lottery. 1477 applicants for *drumroll please* 49 units!

How to compare?

Gone are those days where easy money is to be made from buying a BTO.

The 3 room and 5 room are quite similar to recent launches on a per square meter basis.

3 room is comparable to Trivelis ($6.1k) and Belvia ($5.9k). Pasir Ris One is ($6k).
Centrale 8 is $6.4k psm.

5 room is comparable to Trivelis ($6.1k), Centrale 8 ($6.3k) and Belvia ($6.2k). Pasir Ris One is ($6.2k)

The 4 room sets a new benchmark.... its pricier than Trivelis which set the last high mark.
Pasir Ris One is $6.4k while Trivelis is $6.3k.

All computations based on lowest price in range divided by smallest unit size for equitability since Trivelis is 40 storeys and Centrale 8 is 18 storeys and Pasir Ris One is only 14 storeys with 33% sea facing.

Btw, now all blocks for Pasir Ris One will be affected by track noise due to the layout of the buildings. Developer made 2 stacks and the 8 storey carpark act as noise shield.

actually honestly PR is the end, not much noise.. cause coming to a halt already.
comparing to yishun where it speeds up towards sembawang at almost full load at times
don't have the loud "do-gong do-gong"

If dun believe just go to those blocks that are near to MRT track when the MRT passby you'll notice how noise it can be..
even in news or forum some folk have already been complaining abt the noise level liao..

have colleague whom stay near expressway also complain the noise level too...

Daytime not so bad as you're distracted by yr own activities but when comes to night/sleeping hours.. then you'll sure go crazy especially for those light sleeper..

you'll sure need to take very long time or worst some not able (therefore shift after complete timing) to adopt the noise level during yr sleep...

some of buyers are so "pre-occupied" by getting their dream house & because normally showflat are with aircon & day time so they din't notice the noise level...

it'll be too late to realise the noise level when they visit the site in the night or when shift in...

that's what I've experience with my parent's house previous...

Good comparison but I still feel that for PR1 the location is too far flung out to justify this price tag as compare to Belvia, Trivelis and Centrale 8 which imo have better location. It should be slightly cheaper, dunno if it will be having a gd response or maybe end up like Centrale8 ...
