Ya, many coming from en block project which the developer is paying a rather high price especially the China Developers who are pushing up the land price as well... That is why all the current condo projects are being snapped up and ECs too as the pricing of the next wave of condo will likely to be higher due to the higher land and en block price tag bidded by the Developers..

Future projects will be more ex, smaller unit area, cheaper materials. But buyers will still buy. Buying property is not like buying apple, can't just turn to another condo just because this one is expensive.

When Sengkang condo can command
$12xx & 230 ‘early birds’ snapped them up ....... good years ahead for developers & condo owners.

Property market has been quiet for past 3 years, so this group of buyers should be mostly upgraders. More supply is timely to ease the land supply crunch.

This came as a shock because there's not many EC left and yet the no of private condo will double in the future.

I felt it is expected. When demand is high and people can manage to buy pc, ec is not needed anymore. Ec supply will come in again when the gap between hdb and pc widen, or the demand for pc drops. No official research on this but is based on observation.

LW has said that enbloc will not affect the prices too much.

MIW always claimed to have 6/6 Vision.

Psf pricing of these small units will be up at least 15% to 20%

Government needs a higher budget now. I doubt there will be a lot of land for ECs in future. Tax payers are just subsidising a group of lower middle class to let them enjoy private housing. It doesn't sound right when taxes are going to go up more soon.

No more DBSS and much lesser ECs. So it could be mostly HDBs or PCs soon. The recent sales of PCs surprise me but perhaps it will be a trend. This year's GDP growth may hit more than 3% and looks to be sustained into early 2018. So sales should still be quite good relative to 2-3 years ago.
