I would advise not to overstretch in buying and also must be able to hold if no tenants and if interest rates rise...buy at a low if really must buy...but there r other less risky options like reits....

Job stability is not a given in Singapore anymore , so I would advise against buying unless both couples are high income in iron rice bowl jobs and even then, property prices are largely manipulated by government policies...what if they later decide against asset enhancement policy? Then, all who hope to use selling their properties for retirement will be screwed....so it depends on what majority of Sgpn want, asset enhancement or not?

if she has $3m in shares and buys a $3m property, should she max out her loan and leave the bulk of her shares vested in the market or should she cash out the $3m shares to pay for the $3m property?

Depend on what shares she is holding. If she knows how to invest then keep the shares, it could be giving her 7-10% return.

Is the 3 mil property for rental? If not then better keep some of the shares.

Simple. Just do what she did in the past to accumulate another $3m.

In general, for rental income in term of yield, HDB flats, not condo, are the best - lower S&CC, lower property tax giving higher net yield.

does she has a house to stay in?
is the property she going to buy an investment one?
if she has a house already and she already planning to buy the new one, what does she intend to do with the old house..

it all depends on her situation

Personally, I am very against taking hdb as investment asset.

Just personal opinion. No offense.

In general, for rental income in term of yield, HDB flats, not condo, are the best - lower S&CC, lower property tax giving higher net yield.

No use to be against anyone doing that. You should be against the system. HDB should never allow any lessee (including spouse) to own private property even after MOP.

some tech shares, dividend less than 2% but price might go up or down over the years so hard to predict.

the 3m property is for own stay. will have a fully paid up hdb for rental if needed.

but as she plans to semi retire, her income will be erractic and not more than 5-10k/mth in future.

so the key is actually whether she should lock in all the gains from her shares to buy the property or take a loan and keep the shares and take on the risk of whether the shares value will be more than the outstanding loan amount 10 years down the road.

current home is hdb, can keep or rent out.

think her dilemma is whether to stay vested in the shares market with say 2+m or take a loan for 2+m and hope the share value will exceed the outstanding loan in 10-15 years time. if she pays off everything now, then will be debt free but will miss out on any shares appreciation the next 10-15 years.

Sell all of the overvalued shares.

Buy the condo with the maximum possible loan and minimum amount of money.

Use the remaining cash to buy SGS (or A35).

Use the rental and dividends from A35 to pay the mortgage.

When the stock market crashes the next time, sell the bonds / A35 and buy ES3 and IWDA.
