Landed property - Luxus Hill

For those who has visited this landed property development by Bukit Sembawang group, how do you find it this development far?

The row facing the playground garden about all sold out. The row on the other side, bad. Can see that the second row design is actually meant for the first row. And what's good for the first row (smaller backyard cuz backyard faces park, masterbedroom at the back, balcony in the back, etc) becomes terrible, imho "defect" for the second row. Would you like your houseback (and the rooms and balcony in the back) to be say 5meters wall-to-wall (not fence to fence hor) from your neighbour?

They also created bigger void space, first by adding void between 1st and 2nd floor (where previous design only had void between 2 and 3) for more daylight and bigger horizontal void space to cater for those who want to personally add an internal lift. Maybe good for inter-terrace for light reason but lousy for corner terrace which already have dinning room sliding door/window. So for corner terrace, in exchange for lights that you do not need, you are giving up the floor space between 1 and 2.

All in all, the internal floor space is less than prev (the void extends up to 2 and 3). Can see it immediately when you look at the rooms.

Storage room, the one at the kitchen is now a problem due to the narrow neck to the wet kitchen counter (now inhoused), problem say for ladders or other long items. However, for the garden-facing units, due to design of staircase, you have a great storage under the stairs which allow you to easily store ladders. The back row's stair storage has smaller door, again problem with ladders etc.

For Fengshui adherents, beware. Your masterbedroom bedhead is directly under the toilet of the above room. Good point of bathroom, they have sunken the tub lower than previous making it safer to get in/out of tub.

Iirc from the FTTH website, this development would have FTTH built in. Need to verify.

My opinion:
A lot of things does not really make sense in the house (from washing machine being too near to the cooker, to weird toilet arrangements in the kitchen toilet, masterbedroom, and some others.

Will give this a miss (even though the developer is one of the more reliable ones out there.

Buying landed property, I'll consider more on the land size than the building. Building will age and the new development already maximized the buildup based on URA setback guideline for landed properties. Hence no possibility of extension in future unless guideline is changed. Better to look for a old house with large land and rebuild it to our dream home.

agree with krazyman on that.

will probably look for those old landed house and rebuild from scratch.

PS: it should be Luxus Hill, and not Lexus Hill...
