More or less will be affected. Some might downgrade from 5 to 4. Some might hold back the plan, some might go for resale.

If Tengah 5 room max can sell $480k, Tampines $550k is a bargain. Lol

Tampines resale 4-room already below 400k margin.
Berok Reservoir sale 4-room around 300k margin.

Usually launch happens on Tuesday, usually it’s a few days immediately after the pricing is made available on MND Facebook ads.

Judging by the circumstances, most likely is tmr, but it’s still possible to become end of the week or next Tuesday.

Yah prices out but not displayed on main site which is dumb.
It only appears as ads on fb.

should be max priced at 350k(4rm) before grants.
Min: $300,000
Median: $325,000
Max: $350,000

that part is ulu tampines. I was right. it will be higher. average 386 psf eek.

looks like the BTO is higher than resale
price/sqf and factoring the renovation cost

The name is called Tampines GreenGem. The logo looks very atas! Pricing too

The official price.

I don't see the 426k leh... so it must be highest floors.

Looking at the site plan, 3 out of 4 sides are reserved for future high rise development. As good as not many good views. Plus lots of construction dust and noise coming up next time.
