Same goes for AMK; the Punggol sea facing stacks as usual will be hot favorite as well.

amk looks good. from the map, lentor MRT seems like walkable distance too. good alternative incase NS line breakdown.

It's going to be very expensive judging from the previous BTO; AMK isn't near to town to start off with.

Unless you have old parents there, it's an expensive place for a property.

Lentor is quite far. Used to stay there at the indicated plot for almost 30 years. Better stick to the buses and YCK station.

I had a look at the site, seems like the school is blocking the future residence from cutting across to the MRT. They have to walk around it. Just sharing cause we can't see that from the map.

Quite a big plot. Used to be where the stadium and mosque was. If wanna stay at a better location, get the block next to OTH. But they have frequent community events so there’s noise. Cut across Telepark and it’s the bus interchange.

dont need worry, buy high, sell higher ! Singaporeans don't care about 99years lease duration, only care about location !

i think the plot of land is the open air carpark beside "Our Tampines Hub". This car park is now covered up for construction. Probably to clear land.

Location is good because near to amenities. To Tampines bus interchange probably need to walk about 10 mins on average speed. 3 shopping malls are in walking distance. Not sure about noise but probably those facing the road will be noisy.
