New EC at Sumang Walk

Confirm many buyers for smallest EC. Can't say for bigger units now as the biggest unit doesn't look big compared to past development.

So far the 4 bedroom premium and 5 bedroom are much bigger than CDL earlier EC. Which past dev you compared with?

Few days ago I saw 1700sqf 5 bedrooms... Can't remember which EC. But inz residence got 1711 Sqf 5 bedders. If CDL only then I don't know liao. I seldom see developers only see unit size.

The price list will be out on Thursday 25th July too. Guess that's when the rubber hits the road, and we can estimate how well this project will do. Expecting a lot of people to do the e-application, but how many of them will come for the balloting is another matter. If the Piermont Grand pricing goes above $1,100 PSF, then only those who are cash or bonus-rich will be able to afford the big units.

agree! Think about a 1.3 mil 4-bedder unit, a household with a combined salary of 14,000 and no other debts, how much they can borrow most? likely around 900k+ only! Plus the stamp duty, it means you have to pay up to about 400k+ in cash!

for upgraders, need to pay additional cash on resale levy between 30k to 50k as well if owned 3rms and above.
Not to forget, u are buying an EC not private, with this upfront amount, can get a better private property and better loan package without resale levy .
to me EC already lose it's shine, those days are gone.

BTO upgraders will consider
first time buyers will find it tough to stomach

No first timer should believe EC is an entitlement.
Many will be surprised if the demand is still very high esp with subsidies.
The market should work its way out.
And the next EC site apparently has 8 bidders.

Want cheapo ECs, get one of those ulu aging ones.

“The tender for an EC site at Canberra Link also closed on the same day (July 3), and it saw MCC Land submitting the top bid of $233.89 million. This translates to about $566 psf ppr on the maximum GFA of 413,194 sq ft.”

Two EC will be launch at Canberra in the next two years.

If I recalled, Sumang plot is around 583 psf ppr?
Guess that’s gonna be the benchmark price range for EC in near future.

Yes, Sumang EC land bid price is $583 ppr.. the Canberra / Anchorvale / Tampines land bid price is around the same pricing.. but launching in another 1.5yrs later..

Sumang EC will be open for preview on 12th July.. Full floor plan is out..
