I was just sharing someone’s perspective of rental not sustainable for today’s launch prices.

If you have examples of high rental to justify sky high prices, after taking into account taxes, maintenance fees, legal fees etc., please share success stories with us too. We would like to learn.

and the 99 year depreciation. Most people don't factor that in.

Since 2013 CM was introduced with TDSR and ABSD, many pple have been talking down the market. Well, are they successful in getting any huge discount?

Those who bought 8@woodleigh and caspian during 2008/2009 financial crisis are probably laughing at us now.

fast forward to now, u think what is the government stand now?

Our government has shown that when it comes to property, it is proactive in implementing measures to keep the market stable and prevent a dangerous bubble from forming.

This sort of control and emphasis on stability prevents property from swinging from a safe asset status to a risky investment status.

If anyone is expecting a crash, yes, you will be disappointed.

“A STATE tender for a 99-year leasehold private housing site along Clementi Avenue 1 has attracted five bids.

Units of UOL Group and United Industrial Corporation tied up to place the top bid of S$491.3 million, which works out to S$788.31 per square foot per plot ratio (psf ppr).

Another state tender, for an executive condominium or EC housing site along Canberra Link in the Sembawang area, has drawn eight bids.

The highest bid, from MCC Land (Singapore), was at S$233.89 million, translating to about S$566 psf ppr.”

Nearby Park West En bloc land was sold at $850psf. Will be interesting to see the launch of Parc Clementis and this Clementi Ave 1 launch

UOL bid the land cheap plus they are well known to price their projects quite reasonably or lower than others. Looks like park west plot jialat Liao.

Battle of the west.. both are along AYE. Almost same distance to Clementi MRT.

Singhaiyi is ill fated developer these two years, they can’t even clear gazania and lilium and now they are in another deep ****. It’s all about bad timing.

Indeed it’s bad timing for them. Gazania & lilium only moved 25 units in total till date.

Parc Clementis launching soon. Interesting to see how many will they move. Since they will soon have competitor. Another case of West Coast Vale.


UOL build Clement Canopy damn fast somemore. Launched early 2017, TOP 1Q 2019. Won’t be surprise if they can TOP the upcoming Ave 1 launch earlier than Parc Clementis since Park West has yet to be demolish.
