5 yrs penalty time is set when land sold that date right? so no difference
unsold units the developer will have to find ways to resolve it:s8::s8:

If not many units left over when near TOP, usually they "absorbed" by their company of relatives, business associates? If too many units leftovers, we wait to "see show". Last time, did we see "cash incentives" given to existing buyers to sell to their rich relatives and friends? Ya, deadline to sell will not be extended without penalty?

In short, buy new launches easy. Good for developers.

But want to sell in resale, good luck.

Buyers going for lower quantum higher psf units.

That's my takeaway. Thanks.

In 10 years time, would we be willing to pay for these “new” launches which are either small or expensive when they have lost their shine?

For those bread and butter 2br condos the price won’t drop more than 100k, in a way it makes no diff.

Only if your cost north of 2mil den you can see a significant drop.

New launches are just terribly small. The developers are just trying to squeeze as many rooms as they can in so even though it is like 70+ sqm, it can still be classified as a "3 bedder". 3 bedders of this size would not have a storeroom, with tiny wardrobes, everything will be as basic as they can.

For the same amount of money, you can easily get a resale condo unit at 100+ sqm in a good area, proper sized bedrooms with a store. It will be 15-20 years thereabouts.

The choice is up to individuals.

No choice. At least the space maybe bit more efficient than compared to some older launches with planters and bay windows. However, psf upside is limited because of quantum. The only way to achieve higher psf in current market is by reducing the size to keep the quantum affordable.
