Caveat from launch(Aug 2019) to 17 May 2020.

642 out of 1468 sold. Translating to 43.7%.
Land acquired in Jan 2018 for $850ppr psf.

5.5 years ends Q3 2023.

I see not much price diff from Parc clematis.

Yes, the closest exit plan they will look at will be Singapore or Malaysia.

flee to Malaysia became 2nd class slave?
they'd rather flee back into China became 1st class slave:s13::s13:

those real talents(only a few) can come to SG,most of them can only flee to Taiwan,some can migrate to CAN/AUS

Just saying maybe Jovell is the only condo with units below 600k now

Well, I don’t see much discount if clavon starting price is 6xxk and not forgetting Parc clematis is still not 50% sold.
The inventory in Clementi will have lots of excess.

Perhaps they r not the Super affluent ones for sure, though article states the attraction programme is meant for the wealthy ones.
Secondly, life there more laid back, less stressful, cost of living lower too.

Yes, parc clementis may be only 43% sold. But their 1 bedder has been almost fully sold since very early in the launch. Currently, I believe they are only left with top floor units for 1 bedder. In fact, the 1 bedder had a very slight price increase very early in the launch. I'm not sure how well the 1+S is selling though.

I just googled on clementi canopy and it seems like there is no 1 bedder in that project. Is that true? Trilinq 1 bedder is also on the larger and higher quantum side.

Yes, UOL didn’t build any 1 bedder for clement canopy. Hence they gonna do 1 bedders in clavon.

From TOP till date, 0 one bedder unit resold for Trilinq....

Quick search on Prop guru, 3 One bedder listing, asking price $899-920k.

I just googled on clementi canopy and it seems like there is no 1 bedder in that project. Is that true? Trilinq 1 bedder is also on the larger and higher quantum side.

I'm not sure why but it seems there is a lack of supply of real 1 bedder (minus trilinq) in the area. The main supply is coming from west coast side.

Do you have the data how many units were sold for trilinq in total? If that 1 bedder can sell for that price, I believe there is some upside at 6xxk for 1 bedder? PC 1 bedder were actually selling very well.

Starting price for trilinq was $769k back then. The size is bigger (538sqft) as compared to parc clem 1 bedder hence the higher quantum.

Nevertheless if one were to buy Trilinq at that price, pretty tough to exit. As Parc clem 1 bedder starts from $696k.

Hence no 1 bedder resold for Trilinq since buyers can get a new launch at same locality cheaper. Tho slightly smaller.

Do you have the data how many units were sold for trilinq in total? If that 1 bedder can sell for that price, I believe there is some upside at 6xxk for 1 bedder? PC 1 bedder were actually selling very well.
