If penrose were to launch at $17xx, it may just help urban treasure to move its unit.

Same District, Freehold starting $17xxpsf.

Remember Midwood vs Mont Botanik. Same district with similar PSF pricing.
Freehold same price as 99YL.

When Midwood was launch, sudden surge in Mont Botanik transaction.

spoken to a few agents and they all tell me that penrose will be launched at 1.7k and above, since oasis is already transacting at 1.6k psf, parc esta selling at 1.6kpsf and above, CDL's project in buangkok priced at 1.8k psf etc..

i mean, if its 1.5k psf, i will definitely wait for it man..

My personal opinion is 2

From a commercial perspective and in developers shoes, 5

As a developer, I can easily get my agents to craft out some pretty convincing argument to sell this geylang condo. And I'm sure many gullible buyers or foreigners will buy at 5

Penrose will be expensive because Parc Esta selling out already.

With Antares at 1.8k and SKG at 1.8k psf, do you think Penrose will sell at 1.5k psf average?

You know what? The easiest way to sell out all current new launches is for a developer or a joint venture to bid for a plot at Jurong/Woodlands/Changi for $2,500psf ppr.

Just to share. This is called pricing to help thy neighbour.

There was a project called Thomson Grand. It did not sell well compared to other projects launched during its time.

Then Sky Habitat (remember that iconic project), which was launched overpriced imho.

Suddenly buyers shun SH and rushed to buy TG...sold out.

Today SH priced lower than first launched (early bird sxxxrs), there are still many unsold units after TOP.

Please feel free to buy if you feel happy to buy with your own money (remember not my advice ah)

Well that is what is happening in the market now. This help that sell. A help B sell. Now all agents sure be saying.. sengkang already $1.7k psf, of course aljunied/newton/clementi etc can sell even higher LA!

Just look at its land price. Its abt 730psf

Construction and marketing cost at most 550psf

Breakeven: 1280psf

115% x 1280psf = 1472psf

If profit even higher at 20%

120% x 1280psf = 1536psf

In this time of uncertainty, you think developer will price so high meh.
Those agents must be trying to convince you to buy Treasures at Tampines



i agree from a numbers perspective.

but look at Kopar, it was $1,100 ppr and est breakeven at $1,750. The average launch price at the START of announcement of ** was also $2,350, representing a 35% profit.

given that a) SUO resale is $1,500 and up, b) PE selling well at $1,600 psf average, and c) some more ridiculous RCR new launches at $1,800-$2,000 psf, Penrose may just price up a little bit more than what its land cost affords it.

Just my 2cents

i dont think deveopers will want to be seen as the go-to for dirty-cheap launches.. well dirt-cheap is relative. but $1,400-$1,500 for RCR nowadays is.. quite cheap

Urban treasures layout kinda sucks especially the a/c ledge that is placed infront of the common bedrooms instead of kitchen, bath area

Even Stirling small unit type AC ledge is at the front.
Just that urban treasure bigger unit type Ledge is at the front too and it’s Super Long!!

Urban treasures layout kinda sucks especially the a/c ledge that is placed infront of the common bedrooms instead of kitchen, bath area

Ya I mean the bigger unit types like 3 bedroom and 4 bedroom
That’s why I added in ‘instead of kitchen, bath area’

Nowadays design of course all smaller units have a/c infront

But for urban treasures, even corner unit they decided to place a/c infront

if compare Treasure @ Tampines with Florence residence @ hougang (both are lower psf compare to other projects), which one has a high potential for capital appreciation?

In the long run potential wise i think Treasure>Florence
