Watching Conjuring 2 on Channel 5...

Suddenly OLA ad in mandarin pop up...
Ohhhh OLA commercial back lo!

Haha what better way for the ad to show up than during a horror show. I believe that ad should have made Conjouring 2 turn into a fairy tale show of sorts with its melancholic tone.

April > 8 units sold
May > 1 unit sold

Piermont Grand caveat:
530 out of 820 sold. 64.6%.

Piermont launch in July 2019.

Blame it on the overly aggressive advertising.

Broke the basic marketing rule of consumer fatigue.

This indeed a horror story... but im surprised its still clocking in at around 32% sold...

Started seeing the adverts on buses again while driving... guess more air time coming soon on TV and radio with sf reopening... :s22:

1. What are the factors for low sales of this project?
2. If this low sales continue eg. for a year or two, will it effect the construction progress as amt received from progressive payment not enough to pay off come construction works?

U only see this proj aggressively advertising n using alot of celebs to market it but the response/take up rate dont corresponde to their marketing effort

Blame it on the overly aggressive advertising.

Guess its the marketing style of the developer... they did it with Gem Residences as well isnt it? thou i dont remember it to be as annoying....:s13:

I'm quite sure it turned away many serious buyers.

If can **** up a simple thing such as marketing, shudder to think wat else.

Chen Hanwei appeared marketing Dairy Farm Residence...
Remembered him marketing OLA during the run of conjuring 2 above

Same artists appearing to recommend many different projects during horror movie slots...

6units sold in 10days after Phase 2 opens up.. :D

So many sinkies willing to pay ~$1.2k psf for an EC to stay near a hospital.
And if they have resale levy, it is even higher.

I'm quite impressed actually, although 2 of the units are pretty small, and 3 of them are almost a 4-rm flat size. I would guess that these 5 buyers are probably first timers, who are not hit by resale levy, and have a grant.

If non pool view, 3rm psf<$1.1k psf, and the size are honestly reasonable, as compared to Resale Condo ard Compassone which are already $1.3k psf at @ 5yrs og age. Worse still, cant even fit in a queen size bed for non -mbr. :s22:

Hospital wise imo is a double edge sword, personally had an incident with aging parents requiring emergency warding,and I'm thankful to it.
As long as dont take the blocks directly opposite the Community Hospital, I think its acceptable.. just my 2c woth :s12:


Im actually looking at it and Parc Canberra.

Me too, and also resale condo around Compassone.. but more keen towards OLA
