Your room 1 requires ard 6.5k btu.
Room 2 5.5k btu.
Room 3 5.5k btu.
3 x 9k btu fancoil is sufficent.
Compressor btu is 27k btu, which is enough to support all 3 operating at the same time.
Price is reasonable.
