Just like Seng Kang , Punggol , Boon Keng , etc

I noticed these new town , very fast infested with Foreigner Indian . The rate still going.

I feel these foreigner Indian also " smart " choose those new town simply because cheaper than getting one at city area or near city areas.

Unfortunately, don't feel dismiss. Quite a lot Singaporeans also choose those places, simply because cheaper , next some are formerly own a flat at city areas or near city areas and sold off for profits move to there.
Means it will be easier to rent out too.

Ya, even now there's empty train at Yishun and Sembawang station.

will continue to have

else peak hours those in amk, bishan and tpy cannot board the train

and also a reason y i no longer take morning peak hour trains

I went to my friend's housewarming just beside sembawang CC.

Terrible place, super ulu, no amenities, dusty and body due to construction, only one bus service there..

He used to stay at amk near amk hub. It was a drastic change to lack amenities and convenience..

He used to stay at amk near amk hub. It was a drastic change to lack amenities and convenience..

Went for an acquaintance’s hsewarming at canberra crescent. Its true its damn ulu. If im the host i would feel bad for inviting my guests over because at this point, the amenities are lacking badly.

But still no school la. Only one plot is confirmed for school, but don’t know is pri or sec school. Gahmen haven’t reveal the plan for the empty plots.

Master Plan 2014 has reserved 3 plots of land in Canberra Estate for Education Institutions.

Any guess on How much will the 3-room resale flat within walking distance of 6-7 minutes type from Canberra MRT likely to cost in 2022?! The reason why I said 2022 is becos 2022 should be the earliest year that 3-room BTO flats near Canberra MRT are available for resale in the resale market.

(My elderly relative will be staying alone in her 5-room Woodlands flat from next year onwards after her daughter married and buy her own house next year, she intends to sell her 5-room flat and she is considering whether to buy a resale 3-room flat near Woodlands MRT or a 3-room resale flat near Canberra MRT??)

If your relative's flat is very near to the future Woodlands North MRT Station better keep it. Rent out rooms for passive income better.

Cannot find data for Sembawang 3-Room resale price. Maybe can use Woodlands or Yishun 3-Room resale price as a gauge.

Canberra 3-Room resale valuation price I estimate conservatively S$300,000-320,000. Estates nearer to Canberra MRT Station confirm command a premium price. Easily S$350,000.

Suffering now. Moi live at East crown.no food to eat....

2 yrs later will have MRT

Currently I think only have 1 or 2 coffeshops in that area. Not sure the huge foodcourt at Eastbrook open for business already or not. :s13:

Canberra MRT Station will be a game changer. Canberra's BTO price before and after LTA's announcement have significant difference. :s13:

Resale price easily double after MOP but only for those estates within 500m to MRT Station. Eastlink I w/ Canberra Plaza (Neighbourhood Centre) will huat the most!

In Singapore it is not easy to buy a BTO flat at MRT Station doorstep. Once sell very hard to get such a bargain in one's lifetime. 10 stops to Orchard MRT Station (direct).

what about those that's not near to the MRT? like 121x at canberra crescent.

Blk 121X is Eastbank. 700m walk to Canberra MRT Station so still not so bad.

Close proximity to MRT Station is a major consideration for those not driving. Buyers will pay a higher premium for staying at MRT Station's doorstep especially units facing away from train tracks.

at least yishun only have siao langs problem. slumberra is like the dumpster next to Yishun.

I have a permanent jiakhongchu (tentage) at Sembawang beach. Waterfront living. Don't pray pray! :s13:

rast time i yislum kia, got run to sembawang beach... can see sembcock marine buid those vessels next to it...
