I dun think that the projected yield should be the only consideration on the buy decision matrix.
Sure 5.8% is decent but surely the more critical factor is whether the REIT will hold its IPO price.
What the use of getting 5.8% or 6% if the unit price goes down 10% shortly after its listing.
Just look at Eagle trust. What was it's projected yield? 8.2% right? Better than Landlease so why was the IPO undersubscribed and the current price down >16% at 65.5c?
If you had look at Eagle Trust face sheet and just 'hoot', I doubt you will be very happy with your decision now.![]()
When they distribute the dividends? Need something to fill up 2 months of dividendless month

Eagle also has many cornerstone investors. And that did not help it stop the rot.
So in the case of IPO, it's not the number but the quality of the cornerstone investors that is more important.
If you asked me, I rather have unit price appreciation with a lower yield, than a lower unit price with a higher yield.
APPT is yielding 30+%. HPH, AGT all yield 8+%. Personally, I rather go MBS or RWS than invest in them.![]()
Actually, simply avoiding those top yielding stocks would do the general public a whole lot of good. Take out the top 5-10% yielding stocks, take out the bottom 20%, study those in between and look for gems.
And follow my rule: only buy branded reits + ESR (hi Paul) + AIMS.

IMHO, Landlease (even though no track record in REIT management) is more 'branded' than ESR and AIMS.![]()
