I think 15xxpsf for Pasir Ris you will see queue already.

In this current market, if a new launch integrated dev, even if its pasir ris is EC cheap (11xx-12xxpsf) everyone would be queuing even longer than the M queue.

Yup, cos of its integrated development status, Northpark Res resale 15xx-16xxpsf, SKG new launch 16xx-17xxpsf, comparatively I would guess 1450psf -16xxpsf for Pasir Ris plot.

SKG this year like haven't had a net positive transaction so far according to URA caveats. Beginning Jan was 238 units, now is 237 even lol...

Those 237 buyers... lol. Just forfeit the OTP fee la. AND buy M or whatever else more reasonably priced projects.

But it’s an unshelthered walk to mrt and SUO is nearer to Aljunied MRT. For the same price, Parc Esta seems better imo

I was considering this due to the land cost being cheaper. However, after going to the actual site, the unsheltered pathway to MRT and closeness to PIE put me off. Went with Parc Esta eventually.

Same sentiments cos it’s further away then SUO.

The pricing should be similar to resale transactions at Sims Urban Oasis, depending one when it is launched, expecting it to be from low 15xxpsf to low 16xxpsf.

I subscribed this channel. He also say price may be $1550-1600psf, below $1550 is good buy. I’m waiting for this project. What do you guys think of Penrose?

Only if 14xxpsf then worth considering, but I doubt would price as that.
This project is subjected to 85sqm ruling.

I think he make sense and I believe the pricing is likely to be $1550psf-$16xxpsf thereabouts. I personally thought that this project if below $1700psf would be a good buy though since Parc Esta also gg at close to $1700psf, and SUO resale is alr $15xx-$17xxpsf.

This project should launch in May2020.

I foresee it to be in 15xx-16xx range. At 17xx, I wouldn’t go for it. That’s even higher than Tedge freehold boutique.

P.s I don’t really like Tedge layout.

I just celebrated my 1 year Homesary 2 days back. Been a year since my move into my bachelor pad. 1 more year to the end of my bank lock in period.
Hope the Low interest rate will sustain till next March. Currently I’m paying slightly above 2%.

I’m intending to do an IPA next week. Got a feeling some new launches will be quite attractive to look out for during this period.

But my heart still with TQL midtown modern which I seriously think guocoland will not price it low.

Haha bro, better not to name him or her. Depending on the size of the one bedroom, I think the smaller units could cross 17xxpsf-, saw some marketing materials listing it as from 7xxk, for reference parc esta lowest quantum unit was about 710k for a 420sqf unit.

Price should be out soon though.

TQL Midtown will not be out so early right? I remember Q4’20, and will go for it if Kopar doesn’t price as cheaply as I wanted it to be (seems to indicate the case)
