I don't think it's more expensive ��

I bit niao la, but I consider spaces like balcony, AC ledge to be lower psf value compared to internal space. I prefer to deduct and calculate, lol after all, they charge for it but I can't live in it, lol

But actually if unit doesn’t have a yard then need balcony to dry clothes

But for T@T the units already have yard, so balcony not necessary

Use a retractable system to dry your clothes, that's what the ac ledge at the kitchens are for 😄

But of course, balcony too big also not acceptable

There’s some units I’ve seen before, 70+ sqm
But their balcony is more than 12sqm

For that size the most I would accept is 5 - 6sqm
Then the rest can just ignore

Can anyone share what happens if a project has x units but only 0.7 x parking lots and most units have cars?

Do they ballot? Do they implement a pay system or do they only allocate to the larger units?

If cannot park inside and the owner still drives then where to park?( if nearby hdb lots also all full?)

(Please do not give typical answers like most do not drive these days or use grab etc. as they do not address such issues when they arise.)

Looks like no one encountered this or can share what affected condos do.

Therefore buyers of such development. Good luck you are the guinea pigs?

Lol... guinea pigs

One possibility I can think of is the bigger units gets the priority of choosing whether they want parking lot or not

If parking lot run out after let’s say 2bedroom 2bath units
The rest will have no parking lot/ pay for parking lot

Blame URA lo... Maybe u will pay extra for carpark

I think most units will probably be tenants anyway

If I remember correctly, treasure was not caught by ruling but chose to build fewer park lots compared to number of units.

No. Treasures was included in the new carpark provision ruling.

But not affected by the average unit size rule.

It’s not their cheapest price
They could have launched it at 1100psf while still making profits if they cut all this costs

They cut cost simply for themselves to profit

Exactly! 20% profit is obscene. Wasn't there such an opinion from the public that was written in the papers some time back?

They make approx more than 27% profit

While some projects like Whistler Grand, MidW, etc profit less than 10%

Thanks to the other launches with overpriced land rates.

If they want to sell at current price with such margins, they should have at least created a more quality product, not an HDB with swimming pool...

Sim Lian Group, i will learn to avoid next time. Actually many of their projects look like hdb.

If you look at the BCA Conquas score, Sim lian usually scores average or below average. Not a very good developer

hi all! kinda a newbie here.

Am looking at treasures as my next property, currently selling my HDB and utilise the cap gain to go into a private condo as a form of med-long term invest (5-7yrs at least?)

got a kid and potentially another, so it will have to suffice as self stay for the initial years and eventually looking to sell off for a cap gain after the term. therefore at least a 3br is essentially the minimal for me

was considering parc clematis but it was a tad too expensive for me and i guess i can only consider properties that are like 1.4-1.5k psf max?

any advice on this please?

Treasures is near many amenities
Just not a fan of it’s layout and design

But still, it’s a nice condo overall :)
