I remember some1 posted that signed OTP does not necessarily get reported to URA in time.

Can some pro clarify?

I think developers don't have to update immediately. They can have up to 2-3 weeks to update to ura. And Ura then have another few weeks to update to website.

Hehe y suddenly see so much interest garnered for this project.
When initially launched, not many seems to be interested in this project. :D

Too late to enter now right? The psf already increased.

Don't think they had increased price. I recalled an agent telling me that. The higher psf of the units should be because those are the "better" stacks.

dont think they have increased. but at the rate of sales, wont be surprised that they do soon.

hahaha i know right. i got this gut feel they will increase prices soon

Strange is this project (recent transacted psf) is at 17xxpsf seems like the same price during launch.
Got simi discount? Why now suddenly so many pple interested. :D

bro Ni, what are your thoughts about this project?

i think maybe got some increase of 1-2% for the normal stacks (non-premium) since 1st day of launch till date... i saw the average launch psf at 1650+/-psf

maybe still worthwhile to enter with the discount now right?
How come initially pple hesitant to buy? cuz it was deemed as too expensive for this area?

Initially, there are too many mega project new launches to choose from. Buyers are spoilt with choices to choose such as riverfront, Tre Ver, park colonial, Parc Esta, treasure, tapestry, Florence, Stirling, affinity etc.
Now with riverfront, Tre Ver, park colonial, Parc Esta (all above 90% sold), Stirling (84% sold), affinity (72% sold), left only with a few projects that still have choice units. Thus, Not surprising, jadescape became the next targetted project to move after most of the more popular project has reached 90% sold. Coming along u will also see Parc clematis and Florence, treasure moving as well.

Initially jadescape can’t move because PE, Stirling, park colonial all these RCR projects start at 16xxpsf (and probably at better location/future growth story) when launch initially, thus, jadescape did not sell well at 17xxpsf initially.

Other overprice CCR projects will still remain out of reach for the majority and thus, jadescape at 17xxpsf (near mrt/amenities) suddenly seems to be a good proposition for majority of home seekers at this moment, plus it’s location ain’t that jialat afterall, RCR near Bishan district. :D

thks bro.. i would think 1.5k psf will render jade a very attractive proposition but alas they started off at 1.6k+ in 2018! now surely have to up a bit more... being the only new proj in this area also helped with that high starting price i guess...

well imo, Parc Clemantis is a bit unique being a OCR proj yet having the 1.6k average starting psf price.. 3-5months ago i would have thought too late to enter stirling since the sales were really so good and prices already went up...

my colleague/friend bought the Garden Residences 1br unit in mid 2019 for about 780k if i recall correctly.. i had no idea about property back then..

now if i offer him my view, i wont be looking at that area as it is not near MRT and got so many new launch competition in Affinity and Florence...
but to each his own ba...

if you had a choice now, which will you choose? Affinity/Gardens or Jadescape?

Both may move slower than Parc clematis. Just my Guess.
Daintree area oversupply.
The garden residence not much special attributes to talk about.

Parc clematis at least one can argue that Clementi rental still not that bad, in mature estate, near good schools etc.

Dont think I will choose any of these at this time.

I do not like mega development... and TGR is kind far from MRT.

Those projects that cross 90% sales mark or price increase to 1.9kpsf/2kpsf (like PE, Stirling, park colonial) I suggest buyers to look for other options. Not much meat left.

Jadescape at 1.6x-1.7xkpsf still got takers because all thanks to PE, PC, SR that has increased price.

Treasure at 1.3xkpsf and FR at 1.4x-1.5xkpsf seems to be the cheapest option right now. So they will still have supporters. But it doesn’t mean they are good buy.
Just my 2 cents only, don’t take it too seriously :D

So as we can see, with all these pricing and sales movement, it is not too difficult to predict many will buy into the penrose story if it’s launch price is at 16xxpsf. :D

actually jadescape has a very nice product. only concern is that it would be the first project to launch at 16xx-17xx in the immediate area (exclude Bishan's SH and SV), not sure whether can take off.

the area, while not immediately accessible to malls and F&B, is honestly not that bad either. its just one stop area from Bishan, and the thomson F&B area is not too far off. i think people will continue to bite. i personally think there's less oversupply in that JS area, as opposed to the clementi area.

in general, i think parc clematis and jadescape will continue to do well until they raise prices (more).. understand clematis already went through one round, albeit a very slight one

actually i think PE's largest units are still at 16xx-17xx. even for inward pool facing.
