South facing approx level 20 and above will get sea facing & terminal view.

North facing units will face the BTO directly.

Adding on to the supply will be another plot in between clavon & clement Canopy.

Face expressway... how high also noisy

Clement canopy past 6 months rental caveat:
2 bedder > $2600-3600
3 bedder > $3800-4200
4 bedder > $4680

Trilinq past 6 months rental caveats:
1 bedder > $2000-2600
2 bedder > 2650-3950
3 bedder > 3000-4400

Parc Riviera past 6 months rental caveats:

Agree, same constraint as Penrose

I heard this Penrose condo has a 5 storey multi storey car park between the housing block and highway. suppose to filter off the noise. and the location of Penrose is next to the side road exit out from the expressway so suppose to be not so noisy.

anyone has experience if such conditions will still be very noisy?

I can presume indicative price for Clavon from $1550 & Penrose from $1500. Correct?

correct, but would take those figures with a pinch of salt... they seem to have used a land price cost + markup formula.

10min is not enough on walk from Clavon to MRT. only two blocks, could not avoid noise from AYE. Penrose looks better since more options and near MRT comparing Clavon.

Personally took a walk from both Clavon and Penrose site to Clementi and Aljunied MRT respectively, Clavon is a good more than 10 mins walk, Penrose is 6-7mins walk.

Honestly, I think Clavon area though far from MRT is probably still better locale than Penrose.

Though next door is HDB, some people won't like but rentability of the area is good.

Rental already tested for both area, here’s an example.

RCR, SUO 2b1b > $1500-3100
OCR, Clement Canopy 2b1b > $2600-2900
Honestly, I think Clavon area though far from MRT is probably still better locale than Penrose.

Though next door is HDB, some people won't like but rentability of the area is good.

The HDBs are very new. Should not be too bad.

Small supermarket and food centre just across the road at the hdb is actually an upside.

Not forgetting the under construction Clementi Peak BTO will have shops and Makan place as well. Basic needs don’t have to walk all the way to clementi central

Clavon is a highly anticipated project. In my opinion, more than Penrose. I also wish to find out more about its site plan and unit layouts when they are available.
