I just moved out from that area recently.

Had to either walk 12-15 minutes to Dover MRT, or take bus a few stops to Clementi MRT. There's also bus 92 which runs through the Mt Sinai estate and goes to Buona Vista MRT.
Do u think it’s ulu? Jus want to hear from an objective POV, don’t know how this Mt Sinai area command high prices for properties- except being close to Henry Park Pri.

Yes, it is indeed ulu. Not good for those who don't drive. Stayed there for 10 years and never really realized the ulu-ness until I started viewing other condos last year. Also, it was a marked improvement compared to Clementi Park which I stayed at for 15 years previously. The nearest supermarket to that area is either U-Stars in Clementi or the big Cold Storage at Jelita.

A major plus point is that the area feels very 'exclusive' and it is extremely peaceful and pleasant. No traffic noise AT ALL. Nice greenery, low population density, and no HDB around. Hard to put a dollar value on that. It is something I miss now that I moved to a busy area, though am now just a few minutes' walk to malls, supermarkets and MRT station.

As to why it commands high prices, well... In addition to what I mentioned above, part of the area falls within D10, and it is considered a private enclave.

“Exclusive” and “ulu” can come tgt in fact. We got such exclusive areas too, think Jovell nestled w private enclave and the beach somemore, its markedly cheaper, forgot the name of the new launched FH there only $14xxpsf..

You appear unfamiliar with the atas areas of Singapore. How high are the prices?

Think this area attract people who are looking for own stay.....because likely they are attracted to the greenery, and the ulu-ness....is similar to why some people prefer to live outside city, in rural places....

Nearby sixth avenue, holland road condos must be all ulu too. Better sell for only $1,400psf. Surprised to hear bull say price high:D

Lol joke. That area where got ulu... ;) if it’s ulu how can forth avenue residences be selling well..

looks like u ain’t clear w the Singapore map..

Yeah. there are buyers who appreciate west sun, just like some would appreciate the ulu-ness, jus hope they don’t over pay for the ulu-ness.

Well, only property investors will keep harping on the price point...if u just buy for own stay, to build a family and a place you call home, as long as the unit is what you like and you have the money, why not?

some things cannot use $$ to measure de....just like some people are willing to pay 3-5 times more for a limited edition collectible item......

in a market, there must always be winners and losers mah...

How can I not be clear when I pass by the area almost 6 years of my life, as parents dropped off siblings to the schools around the area. Sixth Avenue mrt is less than 5 minutes drive away to Henry Park!

Maybe if you are talking about Pandan valley, then maybe that is outside the atas zone.

While Sixth Ave may be 5 mins drive to Henry Park it is not within walking distance and I was referring to the condos nearer to Mt Sinai deeper away from Dover MRT and we also mention Pandan Valley is ulu.

forth and sixth avenue is attas area la.. else why is Royalgreen selling decently well at 27xxpsf? Quickly snag a unit before it’s too late..

Nearer to the Clementi side in D21, there's Astor Green, Cavendish Park and Pine Grove. All relatively old LH but still commanding quite good prices. CP still selling around $1.2kpsf recently. I know CP and PG have past en bloc attempts.

The Ulu Pandan PCN is also one of the nicest I have used. Many of the condos there have a side gate leading straight onto it.
wow! D21 prices really quite strong then. For those skeptical on D21 prices perhaps we may be missing STh?

cavendish park is completed in 1996 LH 700m to Dover MRT gg for 12xxpsf vs Grandeur 8 D20 completed in 2005 LH 600m to AMK MRT 10xxpsf..

Mmm... in terms of convenience I though Granduer 8 was better..

Hmmm. So 5 mins drive = $1000+psf cheaper. OK!

You still are unfamiliar with the atas zones? You are comparing AMK vs the edge of Holland district? :D:D

And good you know we have good projects going for way WAY cheaper than new launches. :D

Its so ulu that Liv@changi mall was a total flop and have to be sold. 😂 I can say this given I used to reside at Flora Drive for over 10 years.
