i am surprised, i read the 40 year mark benchmark from stacked, usually no LH condo will go beyond 40 years due to wear and tear..i google enbloc calculator in edgeprop it couldnt even find this project. i think this project hard to enbloc because it seem like a mixed development above BW, or kind of sit on same land site.

Thats why though there is a hype for integrated dev now..personally i am careful because i am unsure on long term implication for exit..unless price is very good
Yes wonder what needs to be done at every critical junction. So what happen after 40yrs? Are we expecting some private developers to outbid each other to buy the enbloc

Really no chance to buy Condo and landed already. :o I am feeling pretty down. :o

for 99LH yes, i am quite sure economically it will make sense once the gap between new and resale LH rises to >50% with lease decay...vs bidding for GLS

for mixed development i am not sure, its not so simple where you get 80% vote from owners, there are retail and commerical spaces and owners to be taken into acct, too new with no case study

no la no money to buy linq lol..its one of the projects along toh tuck. Grew up in the west so got one nearby.

Allgreen did huat big for PR8, their land cost is very low at $684 PSF, after factoring in construction costs and SG&A, estimated 15-20% profit margin is at $1.5k psf, at $2.1k psf their profit margin is ~40-50%



for a $2m ppty thats $20-40k already very painful, minimal to you but not to me lol.

i also saw ki with 4% increase, there are other projects like verdale, parc clementis thats increasing price at end july, but no % being announced.

if anyone has the full list that will be great, so far what i recv from agent was
- Ki 4%
- coastline 2-3%
- Normanton park 2%
- Penrose 2%
- MIdwood / Antares/ Verdale / Avenue South / SKG / Parc Clementis % unknown but will increase
Sgr increased by 1.25% for 3/4bedders
2.5% for 2 bedders

PCR Iincreased by $20k

416 out of 487 sold! 85.4%.
lowest psf $1411
highest psf $2084psf (2 units)

Amazing that it only took 2 OCR units priced above $2000psf to conclude HUAT in SG property and thanks to the 2 units, developers from other projects increase their price too. HUAT AH!

No $19xxpsf tho

Created a simple chart to analyze the transactions.

The average transacted prices are as follow:
1 bedder: 1.7k psf
2 bedder: 1.64k psf
3 bedder: 1.5k psf
4 bedder & above: $1.58k psf

There is NO 21xx psf.

Only 2 units transacted at $2084 psf, another 3 transacted at 18xx psf.

Only 5 units (around 1% of all units) transacted at above 1800psf.

Average psf is 1613 psf.

I think all the new launch buyers need to take a chill pill.
Scintillating kind of news reporting.

I physically browsed the caveats lodged looking out for $2000psf up, alas, thought my eyes were playing tricks till I found two units.

and everyone is caught up w debating on the $2000psf unit. These are the outliers. Majority got a unit at a reasonable price. Congrats all! But it’s amazing how news drives everyone into a frenzy.

The way the article is written really amazing. I was expecting more than two units transacting above $2000psf.
