Precisely, I was shocked also when I received the elevation chart from my agent. The chart shows #21-08 (678 soft) going at 1,918,840. Can someone help to verify please?
Unless price has increased recently or there is another quantum jump.
You can take this stats that I shared and ask the agent, whether there is price increase recently and whats the quantum jump from level 20/21 to the next?

Alternatively, you can look at the Singapore River/Robertson Quay view?
But do bear in mind, the higher you go, the CTE highway noise will likely amplified.
LM developer 4 months ago announced that all the CTE facing window would be changed to laminated glass with sound proofing.

Lol $1.9m quantum for 2BR at Landmark confirm lose money la :o

At that price point, there are so many resale options in CBD with larger size and closer connectivity :o Adjust for lease decay also won’t hit $1.9m :o

If LM st level 20 and above is selling at $2.8k psf, a lot of early investors will be safe if they invested below $2.2k psf.

If safe = no capital loss, then probably :o Assuming sizable uptake at 2.8k psf though :o

If safe = +300 psf at TOP, then it is still too early to tell but feel that it is unlikely :o

Can sell at $2.8kpsf, u may retire in 3 years alr.. but then we are also seeing transaction at Midtown Modern above $4kpsf, so never say never :)

1k psf difference, should have a huge safety margin. Isn’t it? Lol
Even Reflection losses will not be over $1k psf. :LOL:

Btw MTM 4k psf is for the PH unit and prices are driven by rarity factor :o

Otherwise for the normal units, we don’t see it crossing 3.5k psf even for the shoeboxes :o

Total quantum for that unit $14.8m… below $3kpsf can consider but above $3kpsf..mmm..

With upcoming of Canninghill Piers on average price of $3k psf, 15 min walk away from Landmarks, maybe got change to provide price support at 2.8k psf for LM. LOL

Since today I am quite relax today, I did a checked with my agent for LM revised price.
Indeed price has increased.
Sharing some stacks price at level 21.
Stack 6 is $1.846850 mils @ $2453 psf
Stack 8 is $1.91840 mils @$2829 psf
Stack 9 is 1.908320 mils @$2814 psf

latest transaction $2698psf for a one bedder, for similar psf if lucky should be able to get low floor unit at Canninghill Piers already.

Landmark day one only $19xxpsf, Midtown Modern $25xxpsf… wait for Canninghill Piers hearsay $26xxpsf only… maituliao.

Now all no baojiak alr, jus which one more possibility to Jiak. Between Cannighill Piers Low floor $26xxpsf vs One Bernam high floor $28xxpsf I feel it’s the former..
