wners of Thomson View Condominium have launched their development for collective sale at a reserve price of $950 million, marking the largest residential site by price quantum to be launched so far this year.

The reserve price translates to a land rate of $1,293 psf per plot ratio, and factors in an additional 7% of bonus gross floor area (GFA) for private outdoor spaces, an estimated differential premium of $296 million for intensification, and an upgrading premium of about $324 million for a fresh 99-year lease.

So the minimum price a developer will have to pay is $950m + $296m and $324m = $1.57 billion ?

Am I reading it right ?

Yes, the total price to the developer will be at least $1.5 bn.

This land is quite huge, much bigger than Jadescape and similar max GFA. But I doubt a developer will want to redevelop into 1200+ condo, as this should be a more atas project ( Thomson Grand, Sky Eleven type ).

If really build 1240 new units, the conversion is 1 into 5 based on existing 254 units ! That’s unheard of in the recent 20 years of enbloc development.

So many now complain spore properties exp exp but when u are the owner, surely u be greedy and ask for maximum price. Got a chinese saying cotton or wool is on sheep? Joker sporeans lol.

Go look at the Chuan Park enbloc payout. The smaller units owners get $1.22m, can’t even buy the Natura Loft HDB flat ! But got to further “downgrade” to buy Toa Payoh Peak only.

That’s the dilemma of en bloc sellers.
Would they prefer to stay put and pay high maintenance or sell out and cannot purchase newer condo at similar location?

$1.22m is for 1 bedder unit and have many options in the price range for brand new 1-bedders. It is fair.

Ok mah, Can easily buy CHP cubicle at 1.16mil. Major upgrade of location and status :(

No la, my friend is not owner. She works for Orange Tee and involve in production of this video.

This one not trophy is not important. Can take the $5.7m payout to start accumulate trophies. Must ask expert here on what to buy ?

I see this project very similar to Jadescape, large land size near nature and near mrt, also similar units. If can enbloc nearby projects all huathuat.

Yes, agree. There’s another big one coming soon. Faber Garden. Freehold, only 230 units in 500,000+ sqft land, lagi better.

I am not expert, just a noob learning from knowledgeable and experienced brothers here how to invest in property properly. LOL

1.22M can consider 3 to 4 room Sengkang/Punggol/Tampines condo. Otherwise, can go for EC. :s13:

If not successful, can continue to enjoy his Marina fireworks and MacRitchie view from his 18th floor unit.

I don’t think this chap is pure lucky. I suspect he already bio this condo closely for resale units. Not surprise if it’s agent or tip off by existing owners. They usually know the potential payout from those previous enbloc attempts and know even 12% SSD is still peanuts compare to the gain.
