I'm not familiar with showflats. Is the restriction of time, and like so urgent "chasing" people away a common practice to ensure fairness of time given to everyone?
Or it's just some marketing tactics to create a "rush" feel to make people rush for decision with less time to consider, etc.?

We can gauge after developer release the % of take up rate post launch

I was at showflat today too. i also prefer the color theme for 4/5 BR (brown) to the 2/3BR (blue). I did asked agent, no option to change to brown.

I asked about the rain shower too... haha.. basiscally if you want rainshower, have to remove the pre-fitted one.

The 3 BR premium have a 3rd toliet (presumably for helper which i do not have). So i asked can they dont install toliet bowl there so that i can put washer/dryer there instead. Also cannot, basically no customization at all. Any pre-fit you dont like have to spend $$ to remove before you can replace with what you prefer.

and yea got chase out too, together with those who entered earlier than me. think i was in the showflat for only 20 mins....

oh 1 more thing, only 2 BR have study (room) option. The 3BR deluxe and premium difference is the yard in the kitchen..? i think having a study option is more practical and useful to most. thats a big negative for me personally.
I am also there for 30min nia. See the 3bd. The 4db I looking at living room den the person chase me out liao. So like left 2 min look see and go. Lol

Don't think it's marketing tactics lah.. today is second day + weekend so expected to be very crowded. Maybe better to go on a weekday next week. Viewing only open till 17 Oct though.

I heard from north gaia forum… also a lot ppl went to the showroom…in the end application got~1200…but drop ballot ticket 360+….only 164 booked a unit only…so 27% sold…
I believe because of the psf was unexpectedly high as NG was like the first batch of ec.. psf too high and thus people probably drop ballot ticket.

I think pple also thought that it’ll be cheaper since it’s in Yishun 🤣

Copen grand mainly is mscp. Basement only 1 level.
Did developer confirm how many lots at basement? I assume will be way lesser than mscp. So if you drive to basement and its full, may have to drive out again to mscp. Yikes.

Basement will not be enough. Yes so if full, then you just drive ramp up into mscp.

All in all, I feel this EC don't need to FOMO and rush in to buy at first launch as very unlikely will sellout like the recent Lentor Modern. Won't be as bad as North Gaia just based on it's location, (though Tengah is unknown, could turn out good or bad) but quite a few flaws as many had mentioned in this thread.

Remember agents will only emphasize on the pros so buyers need to DYOR on the cons.

We already seen punggol as a success story.
It’s not difficult to foresee Tengah will be another punggol in the making. :o
