Hi all,

I finally got my resale this week. Seller asked for 3 months extension which i agreed on.
Handover 1st July, extension 1st oct
1) can i know what if they exceed the 3 months extension?
2) PUB will transfer to my name after the handover 1st july right?
3) is it rude to ask my ID to go down for measurements when seller is still staying there? Planning to arrange a measurements 2 weeks before 1st oct.
4) can i know when wil be my first HDB housing loan payment?

Thank bro! Congrats to u too! Excited... nowadays get an ideal resale flat is like strike toto.

Process:
HLE application - 17th march 2023
HLE approval - 30th march 2023
Viewing - 5th april 2023
OTP $1000 - 5th april 2023
Valuation $120 - 5th april 2023
Valuation report-
Exercise - 26th april 2023 max
Submission - 3rd may to 26th may max
Approval - 24th may to16th june max
Completion - 16th july to 11th aug max
3 months extension- 11th nov max

Above is worst case scenario. I think HDB very busy now. I am hoping for the below.

Option : 05 April
Exercise: 13 April
Submission: 17th April
HDB approval: 08 May (this approval depends can range from 2-4 weeks from submission date)
HDB completion: 03 July
3 months extension- 03 oct

So i am hoping HDB will settle fast.

If you go to the HDB Timeline thread, you will find that hdb is not very busy now. Valuation will be out within a week. If you exercise your option immediately after valuation and submit application, your seller can submit the next day. It will get accepted within 2 to 3 weeks. Then completion another 8 weeks.

1) Legally HDB only allow MAX 3 months extension. Go HDB website check.

3) For those seller asking for extension usually still staying there. If your seller still stay there, of course it is VERY rude to ask your ID go down for measurements.

1. HDB will repeatedly stress extension is a private arrangement between buyer and seller. Ask your agent to settle since they're earning your commission (assuming you're using one)

2. Already answered

3. No it is not IF you made arrangements beforehand AND seller agent did tell them that it is the norm to have buyer's ID drop by to take measurements, etc during extension period. Of course we're not talking about weekly site visits by ID. If seller agent didn't mention, then he/she is not the most competent/meticulous.

4. You are the legal owner upon completion date, not upon end of extension.
