Yes sell liao let agent, lawyer make some money and then buy new launch pay BSD to contribute to our reserves.

Buy and sell helps to keep our economy running. ;)
Well I largely decided to sell given that we have no use for a 4 bedder going forward. Hence, the decision was to re-invest in a 2 bedder instead for multi-use purposes. I'm not in a habit of flipping properties casually and most of my past properties had a min of 8 to 10 yr gestation period.

Of course it does! Not just property haha. And every month we pay people to lend us money they don't have :p

Just that property aint like stock market (sell and switch to another stock wthin seconds)….it is harder to restructure and thus may end up sell “low” buy “high”

Not desperation per se imo, just a sign of the times. That's close to our SSB 10-year yield iirc. They can offload that deposit into fixed income with higher yield quite easily, easy arbitrage off their customers.

Ya def still got upside. And it’s simply amazing how Boon Keng flats have such a long history of profitable transactions; really one of the best connected districts in sg which still retains its neighborhood charms
Actually 8rs is a sizable devt so price discovery shd be up to date.

Let say Sky Botania launch at 24xxpsf, will it help to push up 8rs further moving forward?

Really the first time i witness fixed rate lower than floating rate hehe

I am wary about the possibility of yield curve starts to normalise without FFR dropping….that will be disastrous.
imagine our 10yr SGS yield 5-6%, what will happen? o_O

They will be sitting on massive paper losses, just like our CPF investors :s13:

When I was house hunting, went to view 3-5 units at beacon heights.
Made a try luck offer for the 1076 sq ft unit on first view.

Then before confirming the offer, went for 2nd viewing again to have a better view of the place and layout.

In the end, gave up after realizing the master bed room liveable space is really small with the surrounding balcony all around the master bed room.

Glad I didn't get the place and went for my current premises instead.
All see the psf I guess. I went to see cityscape it’s worst than this. the master even smaller than this and the balcony is more the double. No yard the washer need to put balcony with dining table and drying clothes next to living room.

the smaller unit 893sqft at beacon no such issue. No big planter, balcony also small one. I guess we are going for different size. 893 more value for $

The other choice is to get sub sale or get older condos. City square no balcony no planter.
Put its 21xx psf now. A bit out of my range

All these 10 year old condo got the free floor area by ura so they make very big balcony and planter. I know many unit reclaim the space by enclosing it with zip track especially the balcony.

almost went for the 893 sq ft as well.
but contemplated after a while as the size was not ideal.

Last time 893 is small. Now 893 is big Liao considering the new launch. That why I eyeing the 893 now. So far no high floor for sale or the asking too high

What's your budget?

893 nowadays they can still squeeze 3 bedroom for new launches.

Beacon height used to be 1076 sqft at around 1.25 mill.
Now think also increased alr.

The 893 now is 1.31 Liao. Depend on floor. Was hoping to get at 1.2

Zip track hardly can reclaim the area of balcony as either it is too hot, or if you want to turn on the Aircon, the ziptrak also can't keep the cold air within the unit

We went to a friend house with zip track and it was able to keep the cold air in to a degree… it was a few hours of mahjong.
