My various reservations about JB is that the bumis are usually cold to hostile to you especially if you are Chinese. And it makes sense since you are driving up their cost of living and most of them don't directly benefit from all the spending going on. And then there is the safety aspect, i have heard of properties being burglared multiple times before. I have also been physically assulted once by an ah beng there and had my glasses broken.

While I want to buy goods and services in JB I also personally want to spend as little time as possible there.

And TH land is freehold too. The 49% ones anyway.
Sure every one has their needs.

at least in jb, you own it wholly
If it makes you happy go for it. You can own 50% of Hermes Birkin which will appreciate or 100% of Coach bag which only depreciates, which one will you go for? I know my answer.

Yes, FH is a must. Also landed since stsying high rise in sg for so long, xian liao. Landed also can hv own garden n plant some fruit trees. Morning air also fresher n cooler after sunset. Good security is important.

This MM2H is a game changer for sure.
Malaysia PR privilege is about the same as Malaysians, except for no voting rights
I think they are doing a 1-year trial of the mm2h. Silver tier might probably increase, Gold might decrease or stay the same. Regardless, if you get to gold, is 100% safe even if they make adjustments.

We spent Rm1K to buy nice carpet grass for our garden in our FH JB semid. The animals like snails, frogs and cats are attracted to the verdant greenery.

Yeah with RTS by end 2026 and this new MM2H, many more Sgpn will want to live in JB and work in Sg or retire in Msia.
Of course, now you have the option to retire in Malaysia which is much more cost effective. You can apply for PR also. I personally think Singaporean + Malaysia PR is better than Malaysian + Singapore PR

FH or leasehold depends on your needs. Like I won't turn down BTO just because it is leasehold. I am sitting on at least 200k capital appreciation and savings of lots of rental with my BTO. I don't intend to hold it for 99 years so it is immaterial if it is not FH.
