It is difficult to predict WiFi coverage without details.

Please post the floor plan with details of the location of the Fibre TP, LAN ports in the rooms (if any), intended placement of the two nodes, as well as the ISP / plan (using ONR or ONT).

Nokia has Nokia Beacon 24 WiFi 7 mesh solution, not so sure Starhub will bring it in or not. Or maybe they should bring in Nokia Beacon 10 WiFi 6E mesh solution first. As of now, Starhub only has the low end Nokia Beacon 2 to mesh with the 10G all-in-one ONR (WiFi AX6000).

Nokia Beacon 24 is a quad-band. If use here then it's likely a 2.4/5-1/5-2/6 rather than a 2.4/5/6-1/6-2 device

For Singtel 's TP-Link HB810 its wireless speed with MLO is only 10Gbps. The device is supposed to be 22Gbps wirelessly. So, did Singtel handicapped the MLO of the 6Ghz band?

No need to read too much from Singtel website.

It could be the MLO feature of the HB810 is not ready. Or it is simply Singtel's way of describing things.

In any case, as mentioned, real world WiFi 7 speed from the Wireless clients is still below 5Gbps now.

TP-LINK website also no say its HB810 MLO wireless speed is 10Gbps only. So why did Singtel site says so? In fact, Singtel is informing user upfront its MLO wireless speed is only 10Gbps hor.

MLO for HB810 not ready? Please lah. Ask TP-LINK whether its MLO for the HB810 is ready or not?

WiFi 7 wireless speed for real world speed test is below 5Gbps. Is this with MLO or no MLO? From what I read Windows 11 still not suporting MLO and that's why testing with 6GHz band is limited to 5Gbps

The following is what I believe since MLO is the main featured touted by the vendors.
The 5Gbps lab demo speed test from Qualcomm/Intel is already with MLO.
The 4.7Gbps lab speed test results from Huawei is also already with MLO.

TP-Link is still updating the FW for HB810 for Singtel usage.

Microsoft is still preparing the better WiFi 7 support for Intel BE200 in Windows 11 24H2. So it will not be a supprise that MLO features of the TP-Link router still has some tuning to be done.

That Singtel link just show user how to update firmware just like you update your own router firmware

Yes, even Xiaomi WiFi 7 router with MLO also limited to 5Gbps.

Main reason is Windows is still not fully supporting MLO. When Windows provides full support for MLO then speed will breakthrough the 5Gbps limit

I want an affordable wifi7 router with 6ghz wifi. Have many smart home devices.any recommendations?

The answer will depend on your definition of "affordable". The availability in local market is very limited as of now, mainly from TP-Link.

Firstly, if you subscribe to Singtel 10Gbps, then TP-Link HB810 (BE22000 rated) is free as part of the subscription. They also offer the seond unit at a discount price of S$16.80 per month (S$403.2 in total).

I believe HB810 is now only exclusive to Singtel but I can see people started to list the unit in Carousell and asking for about S$600. As of now in Jan 2024, I do not recommend buying any local version of WiFi 7 routers due to high price.

Wah.... so ex now.... might wait for abit more when wifi 7 becomes more main stream... i have s23.and 24 ultra so there are wifi 7 devices at home.
