I thought would be the opposite. Trump is pro business so would try and force the fed to drop their interest rates faster.

I think the focus should be more on mid-term ( 3 to 5 years rate). Most REITs report their hedging ratio; if they have a high hedge ratio of 80%, the bulk of their debt is pegged to the mid-term rather than the short-term Fed or SORA rate.

Since 2008, the entire yield curve has been depressed by central banks doing QE. Traditionally, the central bank's rate decisions have the maximum impact on short-term rates, but QE bond buying allows them to buy across the entire duration and push down long-term yield. Going forward, there is still no news of whether and when there will be another QE.

Simple. Just go back and look at when Trump was previously in office from 2017 to 2021. REITs performed pretty well excluding the pandemic period.
Not only that, Trump period low interest rate and low inflation.

But then now i hold quite abit of cash….hoping interest rate stay around this level whahahaha

I held on cict, still thinking should sell not when got chance above 2.10 or keep toll result and exdiv, and maybe stay on till actual rate cut

Going to start DCA into reits ETF.

DPU will rise as Fed cut interest rates into 2025, though maybe uneven and unpredictable if recession comes.
