a 1800sqft works out to $4.5mil

similar to the landed across the road

Can understand your POV if you have been passive for past 2-3 years.
Even the resale market is ridiculous for 3 bedroom and bigger types, try enquiring around and have a feel of the demand. Its crazy.
Not passive recently. I bought a resale in 2022. I think 2500psf for Chuan park is crazy. There are talks that E@K is launching 2400 to 2500 psf post harmonization. Can CP launch with pre harmonization rules at 2500 psf?

Buying a Kingsford project itself is a risk given their spotty track record. It's machiam like dealing with Jekyll and Hyde. Not sure which side will prevail upon TOP :devilish:. Personally that location is hardly worth 2500psf and it just continues the track record this developer have in overpaying for land just like the Marina South plot.

Sure to be some demand but its really exp. If sales is 30% or more on booking day, can only say rich pp are not free to pcw daily here lol.

If 3/4BR above 10flr facing Landed unblock view at 2500psf imo Ok reasonable price considering Jadescape (not exactly doorstep MRT) hit 23xxpsf

Js be careful what to buy…..if developer priced 2BR higher by 100-200psf, kumgong investors will baghold whahahaha

Will 2nd storey of Chuan Park be elevated like Normonton Park and Parc Clematis? Will there be enclosed badminton courts? It does not do justice to the large space if there is no enclosed badminton halls..

9 hole golf course may be more than the size of the plot of land. A badminton hall is 3/4 the size of a tennis court. Is there a condo with 9 hole golf course in Sg? There doesn't seem to be any condo or ec that build badminton hall for the last 10 yrs..

I recall Parc Geeenwich has a indoor badminton hall.

You are right. Ec still can afford to build badminton hall in recent years. But not so for condo for the last 14 years.
