Still remember the good old days when agents and YT videos will say subsequent launches will support and bring up the prices lol.. parktown good thing perhaps a lot of BTOs from that area and also from Pasir Ris haha

All depends on market condition…..as long we don’t see dev bidding aggressively for GLSes……upcoming launch prices shall remain ”stable”

Lentor Central starting from prices for their 915sqft 3BR compact at 1.8M++ is really attractive.

Just heard advertisement for Lentor Central lol. I just like the appeal of integrated!

Yea D15 and Lentor era is keep hearing support here n there but end up is competition one.. though Lentor lesser as mostly Hong Leong and affiliates

I think 2100psf is the fair price for Pasir Ris, comparing with Norwood Grand average about $2050psf. Nava Grove is about $2450psf. Under the current market, $2350psf for PTR is too high even it is integrated.
Less than 6 months ago people here were crying murder over Norwood Grand. Their 4BR 1313sf only 1925psf, 2.5m only.

Personally will take that over PTR or Elta anytime. My "integrated" will be JB. :ROFLMAO:

PTR has over 1000 units so a 50% sale launch day with the not so great pricing is already a win to the developer.

If EC never give such good rating, surely way more cui result.. scarly is another repeat of TG where he gave good rating but end up not great

Parktown still going strong at 55% now.
ELTA ended at 65%

Think Elta will end the launch weekend around 70 to 75% and Park town around 65%
Both will be below Orie (comparing 2025 launches)

once reach 60 plus % developer can heave sigh Liao, then slowly sell as they have better products than some other ocr new launches
