With such high demand for new launch properties + ever increasing HDB resale price index, I’m surprised no cooling measures have been implemented. With elections fast approaching ( high chance in May), PAP won’t do anything before elections to rock the boat…. So many people are jumping in with the fear things will change after elections.

Tats crazy.. so $2350 is now the price for Pasir Ris? That’s why the gap between resale and new launch is expanding.
Tampines, not PR

$2350 psf is somewhat reasonable given that

its integrated
Woodlands at 2000 psf
Nearby Ec starting at 1680 psf

Tampines and Pasir ris in same district right? Parktown prices should also bring up prices in Pasir ris. I think Pasir ris 8 buyers, just across TPE will also be very huat, having bought at avg 1600psf.

In fact I feel Pasir ris 8 in better location than Parktown. It’s a mature estate with 2 malls (white sands, pr mall), 2 MRT lines in future, sports centre, library all nearby.

Goto discount 5% for post harmony and another 5-10% for integrated lah.
Let say 10% less work out to be ~2100psf VS resale CityLife (ex-EC) at 15xxpsf seems OK lah

Very strong sales after the holidays season. Seem like SG no lack of spare cash from all the upgraders..Parktown benefited from the spillover from ELTA later in the day and now developers laughing to than bank.

expected CM after elections if this trend still continues

Can’t wait to see what the EDMWers will say about this when the news gets published: Parktown sold XX% in a single day!

Coco palms really jialat. Got delay until so long. And lease already almost 20 years gone 😂😂
