A three-room HDB flat at 115C Alkaff Crescent was just sold for $930,000 ($1,217 psf), a record high for three-room flats in Toa Payoh. The Bidadari estate is part of the Toa Payoh HDB town. The lease of the 764-sq ft flat started in 2020, leaving it with a long remaining lease of approximately 94 years.

The recent transaction surpassed the previous record high for three-room flats in Toa Payoh. Coincidentally, the previous record high of $920,000 ($1,204 psf) was set in July by another flat in the same block as the subject flat. Hence, both flats share the same size and remaining lease (see Table 1)


The higher price fetched by the subject flat could be because it is located on a higher level — the 16th to 18th storeys — whereas the other flat is on the 13th to 15th storeys.

Both flats are in a convenient and well-connected location. Amenities within walking distance include Woodleigh MRT Station, Woodleigh Bus Interchange, Woodleigh Village Hawker Centre, The Woodleigh Mall, Bidadari Park and Alkaff Lake (see Map 1).
Unless hdb 3 room hits one million, then newsworthy.

If 3room mid-high floor can hit 920-930k

then 4room there can fetch how much ?

The BTO price is $300K-plus.

Means the owners huat $600K thanks to BBFA/ MMFA/ SSFA taxpayers.

And LMW still think cheaper BTOs will bring down property prices?

good location, near town. Still cheaper than 2bedder.

Can get garment grant somemore. Earn less than 750 per month can get big grant.
