Capitaland is selling a new 10y paper, can buy or not?

They are also issuing bonds for institutional investors. $250k a pop, 4%, 10 year. Banks are offering 70% leverage for this one. Leveraged return should be around 9.83% pa assuming loan cost of 1.5%.

This bond is unrated and unsecured.

Personally, I think 4% is too low for an unrated bond even though unrated doesn't always mean the issuer is rubbish. And 10 years is too long for that return, not sure if there are provisions for step ups along the way.

I understand there is a retail version available as well.
