I think Paya Lebar area is more industrial...not many dense HDB areas nearby?

As many were waiting for a crash due to rate hikes
It didnt happen and now people are worried of missing the boat

Upwards trend will last a while only then if it's true... Eventually go back to 2.8 when it blows over

Paya Lebar is going to be a hub in years to come. Much like Jurong and Woodlands.

Besides the mall is designed as a new concept e-commerce retail. Not so much a traditional mall.
