2 room bto after 5 years mop very difficult to sell. Is it a myth?

Got self proclaimed property sexperts and self proclaimed sexpert property agents say that 2 room bto after mop is very difficult to sell.

This is because their selling price is about 200k to 250k. This is about the same selling price as those old 3 room resale hdb bought in the 1970s and 1980s.

For people who are in urgent need of housing, they will rather pay 200k for a old 3 room resale hdb which give them the possibility of renting out 1 room during the 5 years mop or/and renting out the entire hdb after 5 years mop.

When they buy a resale 3 room hdb for 200k, during 1st 5 years they can rent out 1 room at $700 a month for 5 years = $42k rental earned in 5 years. After 5 years mop, they can rent out the entire hdb for 1.5k to 2k a month and move back to stay with parents.

When they buy a new 2 room hdb that has recently mop for 200k, during 1st 5 years they cannot rent out the hdb. After 5 years mop, a 2 room hdb can only rent out about 1k a month than they move back to stay with parents.

Thus, its difficult to sell new 2 room hdb that have just completed its 5 years mop.

Do you heard of any real stories of ppl who are unable to se their new 2 room hdb or is this just a myth?

Know anybody who buy 2 room bto for singles and have problem selling it after the 5 years mop?

Not surprising that the agents will speak from the monetization perspective. While true, this isn't always the priority of a buyer.

For example, a prospective buyer might be looking out for proximity to certain amenities, age of unit, location of unit within the block, how extensive a renovation might be required etc. The last is especially important because very old units almost definitely require much more extensive (and expensive) renovation than a recently-MOP'd one.

Not everybody is keen to rent out a room due to the loss of privacy - which is often the main pull factor for getting one's own apartment in the first place?

Totally agree. You mean if other are selling 200k, you purposely list 150k you can't sell it? End of the days it's all about pricing

Even in deeper Sembawang 2room can fetch above $200k with rental above $1k.

FYI for the same rental price, one could Rent a Same district Studio Unit condo.
