Can you make money off a resale?

Can is can but also depends on your asking price and age of the unit. This year will see lotsa BTO around Keat Hong reaching MOP.
Most that are buying resale will want a newer flats but there are some that prefers older units due to size.

My parents place in Segar(19 years old) one of the first few blocks around there. Valuation now only Low 300k. Along segar road there’s lotsa BTO selling. all valued around 400-480k. People are willing to pay 100k more for a longer lease.

Long gone my parents and grandparents generation that can reap lotsa profit from selling their HDBs. Price of older units gotta be right. CCK there’s tons of units build in the 80s.

My ex colleague just moved in to her resale 4 room at Yew tee. Block 69x series. Only 16 years. High floor, she bargained and got it for 297k. Her criteria was initially 3 room but after viewing those old flats at Bangkit, Pending n Teck Whye for 290-320k the condition damn bad. Hence she forgo the idea.

Mine is low floor
But near ammenities
Few minutes walk to
Mrt
Lrt
Bus interchange
Shopping center
Community club
Another mrt ..high speed train on the way

Only 3rd floor lah
126 sq m
3 bedrooms 1 study room

Can sell or not?

I also selling my parents cck flat. Hopefully can get buyer but its at low floor

Also note that even if you sell and make some money, you will no longer have a place to stay. So you'd have to either downgrade (move to smaller flat or move further away) or stay with your parents / in-laws if you wanna enjoy your profit.
I sold my first flat in 2008 and made 450k.

I sold my second flat in 2013 and made 275k.

I sold my third flat in 2018 and made 238k.

I sold another one (in my father's name) just before 2 years in 2019 (i.e. MOP not fulfilled) and made 25k.



When I sold my third flat before buying the current flat, I was almost homeless. Fortunately, the seller allowed me to move in early as it was vacant. I sold before buying because I had standby flat in my father's name

It seems like the profit that u getting from resale is getting lesser. Does it mean the property heyday is finally over? And is most of your resale in OCR or RCR region?

Thinking of toa payoh HDB resale around 10years old but they cost a freaking 800/psf at around 700k for a 81sqm unit :x... Not looking for those fantastic profit in the future but at least 20-30k profit la

All in heartland.

For the last sale, the holding period was less than 2 years and the age of the flat is 36 years old. Frankly, I didn't expect to make as the market is going nowhere.

1% of $700k vs 1% of $300k, which one more?

Actually a price is deemed crazy when it is not affordable, when it is affordable, itís not crazy
Pass the agent cost to seller or buyer. Nego is a skill.

Now resale wise, can forget abt capital appreciation. Rental is the only way to milk.
Bto wise, the lack of full control in exchange for a huge margin is not worth it when divorce takes place.

Rental is the same unless you plan not to or never renovate or up keep the place.
