CLAVON’S 2b1b & 2b2b price diff is $141k, will we see the same price gap when it comes to resale? Hmmmmm

CLEMENT CANOPY First batch of buyers 4 years SSD ends next month..

45 sales listings with 9 resale transacted so far. Of which 5 of it are the 4 bedders. Tells that bigger units are more sought after in the locality. CLAVON will add on to the supply along the stretch. Interesting to see the resale demand in months to come. :)

Quick check on asking price:
2b1b > $1.038m
2b2b > $1.2m
3b > $1.6m
4b > $2.15m

Hi experts here,

I have been monitoring sales at Clement Canopy to gauge the buyers sentiment in this area for Clavon. However, there does not seem to be many transactions for 2 bedders for Canopy unlike many other projects. Does it indicate the interest for private condo 2 bedders in this area is low? hmm..

To be fair, there wasn’t many listing for the 2 bedders back then. Only recently there’s a surge in listings for the 2 bedders, highly becoz Clement canopy first batch of buyers 4 years SSD ends this month.

Thus some owners are looking to exit this month onwards hence the surge in listings recently. Give it a few more months to see the demand for the 2 bedders.

Nevertheless since TOP, most of the subsale/ resale transactions are the 4 bedders. Tells a lot for the demand in the locality.

Another 2 bedder Clement Canopy unit sold for $1672 psf recently! Also noticed lots of big units sold for Clavon in Apr/May (~33 units based on URA caveat). Looks like Clavon currently > 80% sold.

There are many Clavon 'homeowners' groups in FB created by vendors and property agents.

Both admins of above group seems to be property agents also but it has the most members (123).
I requested to join 2+ weeks ago and no response at all.

Please don't take offence, not saying property agents cannot buy condo but just want to join the right group.


Any help will be appreciated.
