Commercial property tenancy agreement renewal; pay commission again?!

Hi guys. The commercial property unit that i'm renting is expiring, and I want to renew it. My property agent wants to charge me half month commission to renew the contract for one year. Is this normal? Seems like free money for the agent, since renewing the commission just consists of photocopying the old contract, and i think the landlord's agent would be doing that, not my agent. Am I missing something? The contract does say that if we renew the contract, agent commission is payable, but i'm thinking of making them remove the clause this time. So effectively, i would be firing my agent. Just keep the Landlord's agent only. Good move? Or will i regret this?

Some additional info:
- Both the landlord and me have an agent in this transaction.
- I'm easily able to get a comparable unit, at a lower price. However, I'd rather not go through the hassle of moving my office, and risk getting a disagreeable landlord.
- My agent has not done much value adding since the initial contract was signed and we paid her the one month commission for that contract. Mainly because the landlord is easy-going and we have a good business relationship going. I've only contacted my agent once during the two year period of the initial lease.
- This is a office space. Rental cost is almost $4k/mth before GST.
