Land price is 1,325psf ppr, breakeven est $1,800, wonder what the sale price will be.

Nearby recently completed freeholds Quinn and Gambir Ridge are selling for $1,500psf and also Jade Residence for lower. Not to mention the landed properties around which you can get for 2+ m.

Sure there will be people who will pay $600psf (40%) premium, those with a lot of money and the brainless who get conned by agent moonriver.

Well, at a break-even of $1800 PSF, the developer will have to sell at least above $2000 PSF, for it to be worth their while to do the project. Assuming 15% profit margin, which seems the norm nowadays, they could be looking at around $2,100 PSF. Would people want to pay that kind of price around Bartley, even for freehold? Of course they can say that the Gazania condo is the closest walking distance to an MRT station, compared to the others like Jui or Arena Residences that are selling at $1,700 to $1,800 PSF. But the difference of around $300 may be a bit hard to swallow. Anyway will have to wait and see what happens when the project launches.

Pricing seems like over $2,000psf and they are marketing it as freehold at leasehold prices? I guess they are comparing it to woodleigh residences.

I can no longer take such deceptive marketing tactics. I predict sales will be gloomy unless the unit sizes are shoeboxes.

1 bedder (440sqft) estimate to cost 1 mil. This is about $2273psf.
Wonder who would buy.

Crazy price lo. Price similar to new launches in Marine Parade Amber area lo. At least Amber area got view la. This one 1 mil at this location, meh.
Look at Nyon, only one 1 bedder managed to be sold at $2.5k/sf. Only one unit sold.

One good way to judge whether the pricing makes sense is to look at the rental yield. Taking the latest Bartley Residences 1 bedder (463sqft) rent - $2,000/month = $24,000/ year. Btw, I am being generous, $2000 is the upper range.

Gazania's 440sqft 1 bedder is going for $1m. $24,000/$1,000,000 - that gives you a yield of 2.4%. How does 2.4% sound to you?

Also, would you rather buy a $1,800sqft 4 bedder penthouse at gazania for over $3.3m, or purchase your own new built terrace house at that area?
