Donít think there will be any 1 plus study below 600k in current market. Think cheapest new development with that configuration would be riverfront residence, the jovell but prices are above 600k.

What’s your definition of good?
In terms of surrounding environment or investment prospect?

If for investment purpose, bro newbie1993 has recently extracted some rental data and transaction volume on several shoebox units. I reckon the info he posted is quite informative.
If self stay, of cos staying near workplace, parents or somewhere u r familiar is always the main priorities.

600k at reasonably decent location perhaps u can only look at resale. Eg the cotz in district 15 (Telok kurau) at 580k for a 409sqft. Freehold some more (disclaimer, I’m not a FH supporter, just giving u an example)
What is good for me may not be good for u so it’s rather subjective.

I Guess many would have known that I’m a fan of shoebox unit... As a single, it’s ideal imo.

This is the data that might help you if you’re looking for resale shoebox unit for your own stay.

For new launches, like what passerboy have said, Jovell is one of the new launch project but I reckon it’s in the Low 600k range.

If you don’t mind Fernvale , there’s tons of Resale 1+Study at High Park Residences.
The 452sqft floor plan to me is the best, the study area comes with sliding windows and can possibly turn it into an extra room with a divider/false wall.
High park recently TOP and so far the subsale units are transacted within your Budget.

Newly built for that price range I found only one.

If you don’t mind the location, u can look at ROOTS @ Transit. Located two bus stops away from the upcoming springleaf Station opening end 2020.

So far only one unit sold, small development of 31 units. The 1 bedder seems to me like a 1+Study. Right side of the main door there’s a small space that you can turn it into a Study area. Well, that’s one option if you’re looking for a new launch within 500-600k.

for 1 + study should at least go for a study room (big enough to put wardrobe & single mattress) than a study area (enough for a table & chair only), a lot more flexible
