May have some hope that not all sinkie are kumgong kias.

Garden residences and Affinity - think the developer sweating now.

So many new launches recently and upcoming new launches .. almost every weekend will have a new launch

Buyers are spoilt for choice..
Some more the locations of these 2 projects like not very good, quite some distance from mrt

The developers are crazy, the people that bought @ 1.7k - 1.8k / sqft must really have some problems with math.

Might as well buy resale at Skyvue or Sky Habitat, fairly new condo right beside one of the most well positioned MRTs and cheaper.

Can also get district 4 condos like interlace and caribbean. Actually many many other good resale projects are available.

Rio casa around that region also launching soon with 1300+ units. Dont get conned by agents! Time to unload developer stocks?

Agree. Still got park colonial at woodleigh launching this month.

Any official figures ?

Usually will have news report but maybe developers are blocking the news due to embarrassing figures. They don’t want the already bad market to become worse... hahaha

Affinity extended the balloting exercise by one more day. Probably because not enough buyers. I think people in the north region are holding out to see all the new projects there before deciding - Woodleigh, Shunfu, etc.

They should just allow people to walk in to buy.. affinity is really a long wait as TOP is 2024

Now can walk in to buy for both projects.

The initial launch needs balloting because too many people may be choosing the same unit so need to see who gets to choose first.

The TOP date for Affinity has been shifted earlier.

not only that, Florence Regency that plot also launching soon which CRL may stop somewhere in Hougang Ave 2 hopefully. Otherwise is just 2 traffic lights away to Kovan station.

A lot of buyers are not so savvy...they dont do extensive research and rely on agent's advice. But unfortunately many agents just take the easy way out and push for new projects cos dont need to schedule viewing with owner, marketing materials all available, no need to neg prices and they lazy to search the resale market for buyer.

I read from Strait Times, phase one 300 units, Affinity sold 112 units. The Garden Residences said the project received "positive response" but declined to revealed how many are sold :eek::s11:
