ya lo... clementi. haiz if house already take or already collecting keys soon. I suah la, since already build finish liao.

but ours still build half way and wait so long, and people who buy later get better grants. zzz
With higher grants come higher BTO prices...

Taking the full 160k grant.
Means there will be a resale levy after the current house is sold. And second unit is bought.
How much is the Levy?
Levy amount to pay, if buyer now chose to buy Direct flat from hdb (BTO, SOBF , repossessed unit direct from hdb )

2-room flat - $15,000

3-room flat - $30,000

4-room flat - $40,000

5-room flat - $45,000

Executive HDB flat - $50,000
If first unit is resale. Use grant.
Second unit is BTO. So no more subsidy right?
Grant is considered as subsidized housing / benefit etc for first timer.

All these can be in the form of :
1. Direct flat from HDB (BTO / SOBF / repossessed flat direct from HDB)
2. Direct EC from developer
3. Resale HDB flat with grant

Each Sporean entitled to one time any of the above.

If want a 2nd bite of the cherry (apply for BTO after first flat as above), then the resale levy come into play.

And of course dont expect any special subsidy or grant to come into play if you taking 2nd bite of the cherry. Only one time subsidized housing for sporean who are eligible.

doubt they can continue raising it perpetually.

Resale get so much grant. Yet those who lan lan wait for our HDB to slowly build get $0 in grant.

The grant criteria is very stringent. For young jobless couple, it is based on deferred income assessment. to have maximum grant is not really possible with such stringent criteria and if you are earning so low, they wont dare to buy resale that's already 500k and above...

For grants you must be employed for at least 12 months and the income is calculated as average income for 12 months. Even if one spouse quit job for 12 months it is not worth it.

I dare them give a breakdown of their 'heavily subsidised base price'.

apperance must be kept. $1 million BTO is not good for apperances.

In this case, can I say, if the grant is more than the resale Levy. It is worth to take the grant. (5-room flat - $45,000)

If gov sells the land to private Developers like HK gov would get even more money but would harm all the poorer people. So I choose not to argue for the land value part even though some Oppo ďPoliticiansĒ claim the land is free no value based on the day dreaming logic

1yr earn 160k for a couple is quite alot. esp if u r still studying. borrow parents money to pay hse in full.


does the couple need to return the EHG back to government should they sell the resale flat 5 yrs on?
i know..you're asking if need to return the grant and accured interest into YOUR OWN CPF and the answer to that is YES

if you're asking if need to return the grant and accured interest to GOV/HDB then the answer is clearly NO

anyone know the answer? can we take no pay leave for months. then buy the house at 3rd month as zero income. shiok leh.
easier to just resign take a break
travel around the world or go to study master for 2 years like MBA then come back to find new job

No grants need to be paid back to hdb.

If resale levy, that's another topic altogether.
That is not called returning the grant.

Majority of sporean will not want to pay resale levy, thus will opt for resale flat (after the first subsidised flat).

Maybe with the new grant amount, owners who gotten the full benefit may opt to pay levy and get another bto, who knows.

Just take note all the new grant amount are pro rated (average of 12 months salary) , thus not everyone will be entitled to the 100k+ grant.
