Not sure if a 2b1b OPB purchased at $1.5m will appreciate more as compared to 2b2b Landmark purchased at $1.2xxm. Hmmm
OPB should appreciate more due to
- Outram MRT just downstairs (with Thomson Line station)
- Closer to Chinatown and Maxwell
- The land on top of Outram Park is now being redeveloped
- Near to the Medical Hub
- Closer to Greater Southern Waterfront transformation
- Better Rental - Even Pinnacle is charging 3.5K for 900 sqft
- Closer to the integrated bus interchange (LINQ lovers, lol) !
One thing I don't like about OPB is their unit is not rectangular or square. Because they do it the same as the old U-Shape structure, the unit becomes a bit of round shape and hence wasting area.
Main concern for me for Landmark is the location - near CTE and very close to the Chin Swee Road Rental Flats.
Not looking down on people on rental HDB flats, but let's be honest - such neigbhourhood is not ideal, estate very dirty with urine everywhere and lots of people drinking and loitering around. Nearby shops there operate as sleazy massage parlours.
Not the kind of place I want to live in.
A few months ago, there was this murder at these Chin Swee Road Rental Flats. That area can be rowdy at night.

Not ideal for investment as well, as you will get the wrong tenants. May end up as "一楼一凤”。
