The Landmark @ chin swee road

Not sure if a 2b1b OPB purchased at $1.5m will appreciate more as compared to 2b2b Landmark purchased at $1.2xxm. Hmmm

OPB should appreciate more due to
- Outram MRT just downstairs (with Thomson Line station)
- Closer to Chinatown and Maxwell
- The land on top of Outram Park is now being redeveloped
- Near to the Medical Hub
- Closer to Greater Southern Waterfront transformation
- Better Rental - Even Pinnacle is charging 3.5K for 900 sqft
- Closer to the integrated bus interchange (LINQ lovers, lol) !

One thing I don't like about OPB is their unit is not rectangular or square. Because they do it the same as the old U-Shape structure, the unit becomes a bit of round shape and hence wasting area.

Main concern for me for Landmark is the location - near CTE and very close to the Chin Swee Road Rental Flats.

Not looking down on people on rental HDB flats, but let's be honest - such neigbhourhood is not ideal, estate very dirty with urine everywhere and lots of people drinking and loitering around. Nearby shops there operate as sleazy massage parlours.

Not the kind of place I want to live in.

A few months ago, there was this murder at these Chin Swee Road Rental Flats. That area can be rowdy at night.

Not ideal for investment as well, as you will get the wrong tenants. May end up as "一楼一凤”。

Landmark would surely appreciate more than OPB and ASR. If the indicative prices are indeed true, starting $19xxpsf for Landmark is a no brainer, right smack CBD, and nearby outram mrt though 10 mins walk. ASR is even further away from existing mrt but already commanding a higher price in psf terms.

The finishing at Landmark hearsay is good too. Waiting to see the take up rate at launch.

yes, the starting price is $19xx psf ( but surely for the bigger units on low floors ).. but the quantum wise, starting price would be $9xx K .. showflat viewing starts today.. but Sat / Sun slots all filled ady.. Mon onwards still have limited slots.. no need to submit cheque for sf viewing, so feel free to contact your agent n go and see :s13:

Caveat up till 8 nov 2020:

ASR > 588 out of 1074, 54.7% , Ave psf: $20xxpsf
OPB > 360 out of 774, 46.5%, Ave psf: $24xxpsf
Landmark take up should be very good, and ASR would take even longer to sell now.

Quantum for the 2b2b is the sweetener for The Landmark TBH.

2b2b Landmark $1.2xxMil Vs 2b1b OPB $1.5mil Vs 2b1b ASR $1.15mil

No brainer totally. Face CTE, low floor also grab for this unit at Landmark. The only concern is that it might only be for a small handful of units and those on the upper level would have a huge disparity in prices. Better locale than Avenue South Residence, with one additional toilet at ~70-100k. The shortcoming is that it’s location cannot rival OPB.

Well, to be fair.
ASR 2b2b 689sqft started from $1.237mil.
14 of these units transacted below $1.3m quantum.

Yeap, OPB is still closer to MRT.

Anyone mention about melting during the walk to mrt?

Walk from Reef Dock to Harbourfront MRT also melt. Yup but this is the inconvenient part. But I guess better than the walk required from Avenue South to the nearest mrt station. Not forgetting outram is a triple line mrt.

If all else fails, OPB is the best in that area.

Personally, I feel ASE is better than Landmark. It's close to Vivo, and also the integrated transportation hub. It's right behind bukit merah so transportation wise and amenities are quite okay.

Landmark is near the rental flats and expressways making it not so good for living.

best living condition around those area i would think KRHR is the best out of them though it;s only near to one circle line stop instead of outram

Agreed. Landmark totally win Avenue South Residences hands down.

Jus base on walking distance to MRT (though both are relatively far): Landmark 10 mins ASR 16 mins to Outram MRT. Nearby ASR area is AYE too. And it appears Landmark finishing is much better in comparison, excluding the peak collections at ASR. Landmark is literally right smack CBD too.

If Landmark avg is $22xxpsf and ASR is also so, the option is clear. The launch of Landmark could also give a push to One Pearl Bank sales, for those who wish for a more direct walk to MRT, they would look at OPB, but not ASR, since it straddles below Landmark.

If I'm not wrong, the spooner road rental flats would be demolished (or at least have a much higher chance of being demolished).

That area will be largely transformed with the integrated transportation hub and both the cantonment and keppel MRT stations.

And that's before the Greater Southern Waterfront transformation that is just right in front. This is the biggest transformation ever - much bigger than BW, Airport Hub etc transformatoin

Chin Swee road area and rental flats will be largely the same in the next decade.

Cantonment MRT and Keppel MRT are in fact very far from ASR. Cantonment MRT is closer to Sky Everton, u can extract the map and take a look.

It’d be interesting to see how ASR sells its remaining high floor (Peak) units. Grossly overpriced for that neighbourhood

Heard commissions are @ 4% now :s13:
