Need advice.. buying resale EM or new EC?

Need advice.. buying resale EM or new EC?

As above, which one u would choose? Lets say both cost about 800k?
I really like EM for the space, but age is a factor.
EC is just as small as a HDB, and i dont fancy the facilities etc.

If you really like EM, there are still some not so old ones. Places like Admiralty and Sembawang! Quite affordable the last I check was around 550-650k.

The blocks were build in late 90s and the one and only EM with Household shelter! Cool ha! So if you looking for a bargain EM with around 75-79 years remaining, can search Admiralty or Sembawang.

Just get an EM that you won't outlive. Those still dreaming of becoming millionaires from flipping their one residential property are living dreams of decades past.

I'm in the same situation as you. In the end I got an EM at Hougang and will be moving in end of April. Been to a few EC and my god..... the living space was so tiny....

there aren't any 800k new ECs unless you are referring to resales.
if you fancy space then just get a resale EA or EM.
can consider pasir ris near MRT with your budget, there is a future hub thingy going on

can consider pasir ris near MRT with your budget, there is a future hub thingy going on
future hub in pasir ris? Its a dead town. everyone seems to be moving out of pasir ris into the middle of singapore. Pasir ris is another rental town for foreigners who work in the east.

Bought $640K Renovated! I spent around $50K -60K on Build Wardrobe + Kitchen Cabinet + Electrical + Bathroom (without Hacking only change Toilet Bowl and Sink) + Painting + Furniture

haha I was in that situation too. Is your EM near kovan mall ?
Was looking ard 800k and saw one EM at hougang. End up choose EC, after factoring the renovation cost on EM add up ard 80-100k. (have to change all wiring and water pipes )cos that EM about 20yrs old.


Basically i think TS have to sort out the reno cost, future appreciation.
To me the downside of EC is small size and high maintenance cost.

oh 640k is quite ok. The one i saw about 700k. plus renov is almost 800k.
My EC is abt 850k.

To be is after selling my old house + me and my wife CPF we ended up only took $60K loan from HDB. (4RM change EM only $60K why not)

We did look at 4Bedroom EC ard $900K and after srious consideration we opt for EM as we don't want to put ourself into Financial difficulties plus in 10 years time I'll be 55 and my CPF contribution will decrease meaning I got to fork out more cash for the loan (which many upgrader did not aware)

Aiya for myself was I stayed in my 4RM for 20 years and my family members been bugging me to renovate the house and we happened to find an EM that was renovated 6 years ago. I don't have to change flooring and hacking the toilet so save alot on reno. Rewiring is a must and it cost me more than $5K.

Most EC location not good leh...

I sold my 77sqm EC and bought a 122sqm 5rm at exactly half the price in the same vacinity and I am glad

S&CC much lower than maintenance and sinking fund even after factoring season parking for car.

Property tax a fraction of what I paid.

Got U-save.

Got S&CC rebates.

Government top-ups now and then.

Other subsidies depend on individual's situation. Example, family member above 35 may qualify for WIS etc.

If both are of equal preference to you, then choose the one that allows you to be the first owner of the unit, instead of 2nd, 3rd, 4th owner.

Wow your profit after selling your house must be very good, only took 60k loan?!
