Walk by sumang link towards the showflat then turn right along Punggol walk towards wwp is faster.

From agar agar assumed side gate along main road to LRT itself is almost 200m. Not sure if there will be pple who will hiam not near enough lol...

Edit: Just measured distance from my place to LRT... the usual route... about 260m ... but has always been a ok walk... dun feel it at all...

Piermont oso doorstep to LRT leh.... but of cos, we dont hve hospital opposite us la.. anchorvale ec got hospital right across ..

The agents are right to say the next ECs locations not as good.
The worst one is still this Sumang EC which has Pasir Gudang air pollution plus heavy traffic jams with traffic lights every 50m. (You can literally see 5 traffic lights everytime you stop along the road)

The 4 bedroom premium looks good in space layout
Last weekend, nothing to do, so I went in take a look at 4 bedder best facing stack.
Not impress with the layout for the following reasons:
1) there’s one common bedroom only 7.1sqm nia, super small. However, masterbed room was spacious I must say. Other common bed rooms have size around 8.9sqm.
2) there’s a super small balcony in the master bed room, looks more like a planter than a decent size balcony. (I always like to have a decent size balcony in masterbed room. However, if it is too small like planter size, I rather not have it and prefer masterbed room w/o balcony instead)
3) got one common toilet very small, got a wall protruding, making the pangsai area very small. weird looking.
4) the estimate price they quote was high, 1.5x to 1.6 mil for the best stack 4 bedder for a 13xxsqft (facing waterway PCN and pool). But of cos, it’s just their estimation, not confirm yet.

On the contrary, 3 bedder of size 11xxsqft, looks better in terms of layout.

Overall, furnishing so so nia. After all, it’s an EC.

Yup, the 4 bedroom units were the only ones I was interested in, but the estimated price is too high.

Thanks bro for the advice.

Generally shdnt b an issue on the loan n installment portion, its just that in order to downpay, will need to utilise majority of rainy day funds. So wifey not v comfortable with it.
You are lucky to have such an understanding wife. Others might just tell u to buy buy buy. No buy give u black face.

My mother in law had the idea to top up if my wife n myself cant pay for it. Thank god we cant buy becos we havent stay 5 years for resale flat.

Currently i m staying in Jln tenteram which is a better location. Not going to punggol just becos someone is paying for it. There's many factors to consider. Although you might not be able to own this ec this time round, who knows u strike rich n can afford a better location EC / PC.

Another factor to consider is the developer. For this EC, its CDL so many is keen. For Anchorvale Crescent EC, its LRT & not well known developer. To many, its very troublesome n its not a big cabin that can fill many ppl during peak hours.
