New Sumang Walk EC Punggol

The upcoming Sumang Walk Ec is launching around June / July.
Piermont Grand is the official name for this new executive condominium project. The Latest 2019 Masterplan, Punggol will involve with the new development comprise of JTC Business Park integration to the new IT HUB creating Tens thousands of new jobs. New Singapore Institute of Technology (SIT) becoming the 5th university in Singapore. Market Village located at the eastern end of Campus Boulevard and new Punggol Coast MRT Station constructed.

I hear say Piermont Grand ec expected to be approx $1.1k - $1.2k psf. I wonder how people buy with the current MSR and income cap of $14k

Built small lor... But government say cannot be too small 😂.. Now developer who bid before government say cannot be too small jialat

You will probably see the standard 3 bedders to be 950sqft, 4 bedders 1100sqft in size. No more 1300sqft 3 bedders you saw 5 years ago. Because of this shrinkage of sizes, quantum remains affordable so there will still be buyers. I pity those family with kids... no space to run around in the house.

The name piermont grand though... trying to psycho buyers to purchase their tiny units with an atas name?

5 years ago it is rare to see 1300sqft new 3 bedders already. No choice ma, everyone loves to upgrade to new private.

but you dont pay agent fees anyway? not unless you're the developer?

This atas name trend seems to be a CDL thing. Like Brownstone EC (shades of Manhattan) and Criterion. But since Piermont Grand is going to be priced at an atas price, it figures! Agree that they will likely design smaller units for Piermont Grand. Possibly starting from around 8xx sq ft for the 3 bedroom compact, and maybe going up to 9xx sq ft for the 3 bedroom premium, like at Brownstone. So families will likely shrink too, to fit in!

Actually, at this kind of pricing, if around $1,150 PSF, might as well consider private. The nearby Parc Centros and Treasure Trove looks like maybe cost just a bit more.
