Why are they not good? I thought most facing north and south..
None of them really got the sea view. ESP the 4 room.
But then 5room and 3gen and 2 room type I has better. No opposite flat
The 3 gen layout facing sea also good. The kitchen can oversee the windows in living room.

Looks like that corner of Yishun is really a slum...

For Melody Spring @ Yishun

Pros:

Two storeys of elderly facilities (especially useful for seniors whose units directly face the multi-storey carpark…)
A childcare centre (“Why does daddy take so long to come pick me up from work?”)
Proximity to neighbourhood parks and Lower Seletar Reservoir a plus point for nature and fitness lovers; also for families (although nature should pretty much be guaranteed for such ulu places)

Wonder if when the sea views are taken up, the rest of the units will ppl take?

If you notice the Punggol Cove is design such that the top few level for 4rm flat at 448A and 448B has unblock view of the sea.

As the highest is 8/14

While the highest of 446B and 447A will have unblock view..

I estimated the number of unit for 3gen and 5 room and believe that their highest level would be level 8
Any idea 448A and 448B facing any noon sun?

#1107 & #1141 would be the hot favourite for 5rm if wan sea facing..South east & east facing respectively which means at most morning sun..Yard looks out to the PG below..

Sun from around 12noon to maybe around 3-4pm(from an angle) between late mar to late sept of the year..

use suncalc to gauge..

I guess 1111 and 1109 for 448A is either have ground floor unit or reaches 9 floor.

But I believe 1111 and 1109 would not have sea view.

1109 and 1101 got chance only. for 4 room for 448A

Else had to be 448B high floor unit 1133 and 1135, as 448B the 1149 and 1147 reaches only 8 floor same as the 5 room and 3 gen flat. View will be blocked

Buy within your means.
5rm good when u expand your family in future. Not so good if it strains you financially, one just started working and the other not.

Many other things in life later on also need money. Babies, childcare or maid and so on...

No right or wrong.

Not enough information to recommend accurately. Assuming the working individual is earning the average singaporean income and the other still have >1 year before study completion, safer to go for 4 room imo. Lesser strain on finance.

3-room: 190/203 - 1.1 times oversubscribed
4-room: 645/839 - 1.3 times oversubscribed
5-/3Gen: 386/891 - 2.3 times oversubscribed

bye bye $10....


In 1 day, HDB received 3257 applicants for both projects. Everybody $10..
Wah.... $32,570 in pocket in 1 day
