Take up Punggol. It's a direct MRT line into town.

Oh my, 400K is kinda a lot for BTO considering that itís punggol. But it has a LRT and MRT station nearby.

SBF already 300k+. Latest Sengkang BTO in May was 350k (upper quadrant) for 4 room and 430k for 5 room. You can expect future launches to be around this range or higher especially with more convenience.

A few years ago, even before i know about Pasir Gudang, i went to Punggol for a treasure hunt. Immediately smell something very wrong with the air. And i am the type with a weak sense of smell. Later then i know is because of factory pollution.

Best thing to do is go there and smell the air yourself. Do you believe your own nose or you still believe in NEA? Sometimes Singaporean overly reliant on government, even beyond their common sense.

Sure, 8 km away still can smell pollution. But will you still want to move closer until 1 km away then claim bo bian?

Sometimes i really cannot understand the thinking of some Singaporeans.

When completed, the Cross Island Line (CRL) which starts from Changi, passing through Loyang, Pasir Ris, Hougang, Ang Mo Kio, Bukit Timah, Clementi, West Coast and Jurong,

Maybe there will be a stop at Rivera LRT also

but By 2030 Cross Island Line

We were so into the August 2018 BTO if we do not have a chance to select the unit we want for Nov 2017 SBF(which we opt for earlier but our Q no. is kinda big). So it's either leftover at Northshore Residence or New Punggol BTO in August 2018.
I took the LRT lines and went for site visit with my girl and bro. As train stopped at Punggol Point station and opened the door, I could smell "petrol". It was on 15.06.2018 at around 2pm. We then gave up the thought of getting the flat for the new August BTO 2018. Like someone mentioned earlier, NEA does their job but not on a daily basis when you have to stand the smell everyday when you move in. I hope that the smell I encountered was for a short moment.

We went to select the SBF unit and managed to get the unit we wanted. There was a huge model display at HDB hub and I think Punggol August BTO is facing the future University, only one side of the block will have seaview (I guess from what I see). Just sharing our experience
